the one in Ltown with the blue siding for $369 was very cute actually!

the bethpage house - the backyard is weird, it has a retaining wall. i would be aftraid I would have little ones falling down the backyard.

Just b/c there is nothing in your price range in the LOCATION you want - Doesn't mean there's NOTHING in general - (and I mean 'your' in general terms, not anyone in particular)
And by whining about how there's 'nothing' out there, you may be seriously offending someone else.
Not to say everyone has to be treated w/ kid gloves, but a little bit of consideration for others' situations and feelings would be nice.

I want to live in a specific town - I also want specific things in a house - Well, for what I want to spend, the homes for sale in the town I REALLY want don't have everything I want (ie: a basement) And the ones that DO have all of the features I want are
out of my price range - This is my reality -
So I have 2 choices, I give up some of the features I want in a house to afford a home in the area, OR I choose to live in another area and get the features in the house.........

I don't whine about the fact that I can't pay what I WANT to pay for the area I want to pay it in - That's just ridiculous !

And as a buyer you have a totally different perspective from a seller -
As a BUYER you're looking at what you have to spend for a home and how much additional you'll have to spend to make it YOUR OWN - Well, as a sellor, you've already spend your time and money to make this your HOME and now you're selling it - I don't know anyone who thinks their HOME is a junk yard .....True, some don't take care of thier homes the way I would, and I think for the amount of money and work I'd have to put into these homes to make them what I want them to be, the price is not worth it - You know what I do ?? Cross that house off of my list and move on. -

According to MLSLI as of today....

Total Homes in Nassau = 9265
859 Homes between 300k – 400k with many co-ops and condos that are categorized incorrectly.
9.2% homes are priced low (859/9265)
Nassau Average Price = 640K

Total Homes in Suffolk = 12986
3477 Homes between 300k – 400k with not as many miscategorizations
26.8% homes are priced low (3477/12986)
Suffolk Average Price = 480K


Furthermore, I would question those who did buy a house in Nassau between 300 - 400k how much they spent revamping the house and when they bought the house. Buying a house in 2006 is a lot different that 3 years ago.

man, then my house must be a MAJOR danger zone. retaining wall in front w/ sloping stepping stone walk, retaining wall in back and an IG pool. then again, my nephews LOVE it.

perhaps i read it wrong but it seemed to me as if you were saying levittown isn't a desireable area. i don't live there but many LIF'ers do.

we are looking in Sufflok - Smithtown, Lake Grove, Nesconset, Stony Brook, Setauket, Holbrook. its really not that much cheaper anymore -but you *usually* get more land and the taxes are lower. but not always!

I hate to say this but you are actually looking in some of the more expensive areas of Suffolk. Why not try Connetquot, Ronkonkoma, Hauppauge? Maybe a little cheaper and some of the same school districts. I said in an earlier post, if you can't afford something in the area you want you have to make concessions. We wanted a decent amount of property and lower taxes - we ended up buying in Medford. We got a house that we love for less than 300K, we made some concessions...but that's life.

I agree with those that say its about compromise. Its difficult to think that the biggest purchase of your life won't be everything you had on your original list, but sometimes the things you think are important pre-homeownership turn out to be no big deal.
We live in Eastern Suffolk, my DH commutes to the hamptons, I commute to Nassau. I realize some people that work in NYC can't live this far east, but for me the reward of living out here is worth the drive. We also don't have a garage-this was VERY important to my DH, but you can't have everything.
I've never lived in Nassau County & I've always had trouble understanding why some areas have such high home values & the taxes can be $$$$, but obviously there are people that love it there & find it worth it or the prices wouldn't be where they are.
The fact that Suffolk is holding its own now & nassau is slipping slightly in homes prices is 100% consistant with real estate history. They same thing happened in the late 80's-early 90's.

Hauppauge is cheaper? not that Ive seen! I never said I couldnt afford something in that area - we were having general discussions about prices.

I would never make a concession on an area to live in- real estate is all about location! thats why I would make a concession on a house - I want a basement, but if I love the area and its a good house without a basement, im not going to just walk away. but thanks for the advice, I appreciate it!

Yeah I brought up the issue of disparity between housing options and cost between Nassau and Suffolk counties.
