I went on MLSLI to look for the house we bid on last year for $434k to compare, but it is gone.
from the MLSLI map, it looks like you are on Main Street?? that could be affecting you also.

If it was Massapequa Schools, then I would think the price is ok, but since its farmingdale schools, I would lower the price to $485k and Put in the Listing star savings $1200. The taxes will scare some people off.
If you are going to redo the bathroom, I would reglaze the tub, replace the vanity and sink....and tile the floor.
If not, I think you would get an offer if you lower the price.
The RE market isnt a sellers market anymore...The buyers have the control now.
Also I would change your pics on MLSLI.

i am going to have to agree somewhat with scott about the tax thing and the pics
i think i would take the 2nd pic of the kitchen out and put a pic of the green bath i would also take the pic of the diningroom (from MLS) and replace it with the pic of the one on shutterfly
might take the pic of the house out in the additional pics and add one of the backyard

That is a dream kitchen! Love it! What is the square footage and lot size?
Housing prices are starting to come down a bit, so it all depends on how much of a hurry you are.
You also do not want to keep dropping the price too often stay steady and watch the market and get a feel.

IMO....it is a tad high...
i think you need to come down to about 475 or so...
to be competitive 450K
bbut it is a beautiful house
and i wouldn't waste any money redoing anything in the house...
that would be throwing money away
I agree 100%- I don't want to pay for your renovations- and I think alot of buyers feel the same way

SOOOOOOOOOOOO TRUE..
especially since we are just going to gut it eventually to suit ourselves.. your taste isn't our taste...and i for one am not going to be tacking on any extra flow for YOUR idea of an updated bath DO NOT waste the money...
considering the baths aren't horrendous
i went to a house that was pretty nice...until i saw the "renovated" bath...
they did the entire bath in WOOD PANELING

Our house is in the "flower district" in commack. Great school district, great location, low taxes, large property BUT the house is half the size of yours and we paid what everyone here is suggesting.
This is 1 yr ago.
I'm clueless though but happy.

Is it possible to list the taxes as the amount with the star exemption and write in the discription taxes reflect star exemption of x dollars. It lessens the sticker shock. If you don't get any response in a few weeks I would lower the price to 499K. If people are searching for a house under 500K it will show up in searches.

that's a really good point!! the only way people are seeing this house now, is if they select up to $550k on MLSLI. that definitely is excessive for that area, so people may be eliminating it without even realizing. that $5k difference might really be costing you.

I agree with this-499 is better you can always negotiate-your house is the type of house that might start a bidding war because it is uopdated and ecorated very nicely. The thing you have to worry about is the banks appraiser-no matter what you or the buyer think the house is worththe bank will offer what they will offer and thats it. I believe a new kitchen is worth about 15-20K in value on an appraisal so look at houses near you that have sold in the past 6 mos(these are teh only comps they will use) within one mile and with the same setup(3BD 2 BA etc) then add in about 20K and that pricing should be pretty accurate.
