Agreed, anytime people have access to other people's money they tend to lose control. I just think sometimes people see stories like this and assume that all these communities are the same when they can be very different.

Actually... I have read a LOT of bad stories about HOAs across the country. I just haven't had a chance to post one of them recently.

I guess I thought a house has a HOA and a condo has a condo association.

Thats the way your HOA is set up, which is usually better. But there are a lot of HOAs that act as "mini-villages" that are responsible for their own roads and sidewalks.



This may be more a function of how government in those areas operates. Generally around here, when new developments are approved, it is understood that the road will be taken over by the town when the development is completed. Perhaps the planning process in those areas doesn't require that.

I think it depends upon just how much money the HOA/COA has of each homeowner. For example, our HOA has a move in fee of $500, there is no move out fee. That includes your first month of maintenance too. Our monthly fee is $148. This is our fee for keeping the front lawns maintained (mowed, fertalized. clip trees, etc). It also includes the garbage/recycling, swage, snow removal and shoveling, upkeep of the golf course, tennis course, gym and pool. To me, that is not a lot of $ for all of the services we receive.

Our taxes are extremely low. And no, our town does not maintain our local streets, that is what our HOA maintains.

This cannot be in NY? I would pay amt that for those services, a great deal....but no way for what they would want for the same in NY Chat Icon

so wait let me see if I get this right- if you buy a home in florida in a "deed" restricted town your house isnt a home its a condo?

We live in New Jersey. About an hour drive outside of NYC and 1 hour 20 minutes by train or bus.

I called my SIL and this is what she said, she lives in FL.


There are Condominium HOA and there are Community HOAs

this is from my SIL who lives in a deed restricted town and pays HOA

No. The HOA dues are for the following, the maintainence and upkeep of Common areas, any lawsuits the Association has to go thru to enforce the deed restrictions
They are for the care and upkeep of "Common Areas" --- in my case, the pool, tennis court, boat ramp and Clubhouse.

some towns are voluntary

While I think a house is a house and a condo is a condo I see what you are saying.

I don't think it is always unwise to have HOA rules. If you live in a neighborhood then your investment is still tied into the homes around you. My parents built their home in a luxury lakeside community. They chose that location because there were rules. In other locations where they looked at land there were no rules and someone could buy the property next to yours and set a trailer on it. That right there brings your value down.

I understand not wanting someone to tell you what you can and can't do with your home, but it isn't always a bad idea.
