What lender did you get your Co-op mortgage though?
I am curious what lenders do mortgages for co-ops.

Also the Co-op office told us the majority of the loans were through certain banks

I know HSBC, Chase, Citibank & WAMU give mortgages out for co-ops.

HSBC does co-op/condo mortgages
Just a word of caution. If you choose HSBC be very, very careful. They took over my mortgage 9 years ago and it has been nothing but a nightmare. They have lost payments, held payments, tried to force foreclosure (twice) and have made a general mess of my mortgage. You never deal with the same person twice because there is a constant change-over of personnel. I never had a problem with any other bank (there were 4 before them). Make sure you keep very accurate records. Have on hand at least a year's worth of cancelled checks at the ready to prove that payments have been made. If you still have problems with them, you can contact the Office of Comptroller of the Currency. They are an international bank and do not fall under state laws. I have had to report them twice and request an investigation and when I pay my mortgage for the final time next year, I will do it again. They suck you in with low rates and then make your life a living hell. I know of other people they have done this to. Some who have had mortgages as long as I do and some who have recent ones. Good luck if this is who you choose. You're going to need it.

Chase - after doing a lot of research Chase Manhattan offered the best package for co-op mortgages.

I originally used Chase who were great. I then refinanced with Fleet who were bought out by Bank of America and they were horrendous

I have HSBC for my house mortgage and have had no problems such as what you are describing. I think it all depends on what branch and the type of people you are dealing with on the phone.
People can say the same thing about mortgage broker's out there. We've all seen the posts of people being s c r e w e d over by them, and we've seen posts where some of the broker's actually look out for their client.
It's all about perspective, but make sure that whomever you choose for your mortgage, you feel comfortable with them and they can answer any and all questions for you without hesitation.

I'm not talking about any particular branch or any particular broker you deal with to get your mortgage. I am talking about after. At that point, a particular branch doesn't matter. All statements and any one you deal with are from upstate New York. That is where one of their main offices are. Once the deal is struck and the papers are signed, the broker you had and the branch you used has nothing more to do with your particular mortgage. You can pay your mortgage at any branch, but, your payments are recorded at one of their main locations and that is where the problems begin. You now have communications with different people in different departments. I don't know how any other bank operates, but, I do know this is how HSBC does. I didn't ask to have HSBC take over my mortgage. They assumed it when they took over the particular bank that was holding it at the time. I am not saying that this will happen to everyone. What I am saying is that you need to be very careful with this bank.

Wells Fargo for our mortgage.
CitiGroup for our HELOC.
No problems with either except that Wells Fargo will not allow you to pay online unless you bank with them (which we don't). Not a big deal, just annoying.
