UPDATE!!!! Thanks for all the advice! We countered with the 1st offer and the accepted!! ($220K) YAY!!!!!!!! We're signing the contracts tomorrow! I am SOOOO happy!!! Pray that it all goes smoothly! Thanks!
I need advice, I've never done this before!
My realtor is waiting for my answer and I cannot get in touch with my hubby! Here's the deal....we are selling our home for 224,900. (connecticut).
We JUST came down from 230K the other day. The house was appraised for about $235 but we need to sell it asap, as we already closed on the new house.
We have two offers. Offer #1 is for $219,900 with an additional $5,000 back at closing....so really the offer is for $214,900. They are coming from an apartment.
Offer #2 is $219,000 but with a Hubbard clause (meaning they have to sell their house first).
I want to negotiate with offer #1. But I don't want to come down 10K. What would be reasonable....we were hoping to get our asking price. The house has been completely renovated. Thanks.

counter on the first offer
with the second offer you could have to wait months to close - leaving you carrying 2 mortgages and paying more money then you would have lost on the first offer
esp- this time of year is the slowest for house sales
my Dad went into contract with people in July and they just closed on this house last week - they had to sell their home first- that's 5 months my Dad had 2 mortgages

IMO i wouldn't counter with someone who has to sell their home... ESPECIALLY if time is of the essence..
I would drop 5 K and see what they do. You should get an idea of what they range is when they counter offer

counter the first - who knows how long it will take to sell their house for the second offer?
we were told by the sellers agent (not that I 100% believe her..) that they had an offer that wasnt accepted on the house we are buying - we said or offer was firm, and it was $5k less - but we didnt have a house to sell and the other offer did so they took ours bc they already moved out.
