what would you choose? extra bathroom or extra bedroom?

so our house kind of has a different layout- right now our biggest bedroom (I guess you can call it the master), is on the first floor, along with our LR, DR & kitchen, and our only FULL bath in the house.

Our 2nd floor has 2 bedrooms (slightly dormered, one on each side of my house) and an "A" frame add on in the front of the house- it's completely unfinished and its used for storage right now. we also have a 1/2 bath on the 2nd floor.

in the next year or two we hope to have a baby, so my question is this:

if it was you, would you take the unfinished room and make it a bedroom and leave the 1/2 bath for now?

OR
would you make it a full bath, and maybe even splurge and get a jacuzzi tub?

we keep going back & forth on the issue. we feel like we need a larger bedroom upstairs if we have a baby and want to sleep on the same floor as him or her. but we also realize the resale value in having 2 full baths.

the unfinished space right now is 13 ft x 11 ft (w/ an A frame type ceiling)

the other 2 bdrm's on the 2nd floor are: 11x11 and 12x10, one of which would be our future nursery. we could rip out the half bath, extend one of the bedrooms to take up that space and then make the A frame storage room into a big bathroom, but then we still only have 2 bdrm's upstairs.

sorry this is sooooooooo long, but we've been thinking about this a while and we can't decide what would really be better for us, if we have a 3rd bdrm upstairs, we'd then have a total of 4 bdrms in the house.

what's more important to you, extra bathroom, or extra bedroom?

ETA- if we get rid of the storage in the extra room, we still have our garage, and some area of the basement for storage.

I go with Bedroom. I have two full baths and only use one. THe other is used for "emergencies" when the main one is occupied. AND, It's a P-I-T-A to clean! Bedroom is my vote!

I would would say always have at least 2 baths. Then over and above that I would choose an additional bedroom over a 3rd bath.

if you only had 1 bath, I would say add another.

i would prefer 3 bedroom, 2 bath over 4 bedroom, 1.5 bath

We're only looking at homes with the master bedroom on the same floor as the other bedrooms, because it is important to us to be on the same floor.

I would pick the 2nd bathroom over a 4th bedroom.

I think it's more useful and better for resale.

As for a jacuzzi bathtub, make sure your upstairs can hold the weight of it. There are very heavy and your floor may not be adequate.

I would go for the 3 bedroom, 2 bathroom for all of the previously mentioned reasons :)

Is there anyway to have both by making one of the existing bedrooms a little smaller and adding on to the 1/2 bath? Could you make the 1/2 bath have a 3/4th bath instead of a full?

actually this is something we were thinking of too- perhaps adding a stand up shower to the existing bath, and then fitting in another bedroom. but then if we do that then the bedroom upstairs that we add won't be that big. My hubby is actually thinking of gutting all the rooms upstairs (lord help me!), and then reframing it and utilizing the space the best way possible. so this might be the biggest pain in the neck at first (especially since its plaster walls, and it would be alot of dust!), but it might make sense in the long run.

I would make 2 bedrooms on the second floor and a full bath. I am sure this can be done given the layout you described.

I would definately get a 2nd full bathroom over the bedroom. I grew up in a house with 1.5 baths & when my brother & I were older, it was a hassle with who was taking a shower first (especially if we were both going out).

In my house now, we have 2.5 & it comes in handy when getting ready or when we have guests staying with us...

bathroom all the way. In theory adding another bedroom sounds good but you are not adding space. Having 2 full baths is an excelent upgrade and believe me, you will find it very useful as well.

Definitely bathroom. We have the same type of setup 2 BR upstairs and 1 downstairs w/full bath. We are lucky that we have a 3/4 bathroom upstairs. I personally don't like taking baths so the shower is cool with me.
