when buying a house: do you use the people your real estate recmd for mortgages/inspectors etc or do you find your own?
It looks like we might be buying our first home this year if all goes well! 
Do you use the all the people your real estate person recommends ( ie inspector/mortgage broker/lawyer) or do you look for people outside of his recmdation?
i often wonder if they are all in cahoots with eachother..
my real estate guy wants me to get preapproved and referred me to someone...
what is the best thing to do?

before I was an agent I was concerned about the same things
I have people I can recommend- I never force the issue and only offer when asked
I would never insist on someone using my person- but I do have some great people that I work with and 1 deal would not have closed with out us working together
and I have another one in contract now that at first they were having issues with who they chose to do the mortgage
I recommended my banker- he saved the day and the deal is going to close b/c we work together and commincate
I also have an inspector that gives my buyers a discount - b/c he has known my BF since he was 14
but I do NOT make a dollar off this- ever- the only benefit is that I know things are being done right and I can call the person any time to check up and know I am getting a real answer

I have to say I hated my REA but we took all his recs and all of those people were great!

We used everyone our REA recommended. We liked her and trusted her judgement.
Using everyone she has worked with in the past made it a very smooth closing for us.

i mean, my REA never pushed his guy on me but i am curious what the benefits are in using his people and not my own.
i was just wondering if they work together to get things " moved along " that is benifical for them and not necessarily in my best interest..

the benefits are many for both you and the people invloved
as long as you want the house- having everyone on the same page benefits you just as much
I am confused how people working together could not benefit you the buyer? b/c the goal is to look out for your best interest

I found our home inspector through a friend who knew him personally and it turned out we used them 3 times (Win home inspection)
our mortgage person came highly recommended from my REA but I didn't believe it so I went my own way by reccs from friends and got burned. I then went with my REA rec and then kicked myself later, she was the best find EVER!! (wells fargo)
Home owners Insurance got that through a friend who's brother is an agent (although he was also the rec of my REA)
Attorney was someone we found on our own- should have gotten a rec for this, he was a disaster!
So from my personal experience, everyone that we used that someone had actually recommended turned out well. As for the REA, if you don't have a personal rec from a friend, the REA would be my next go to, before trying to find them on your own. Good Luck!

right, i just wasnt sure if lets say the REA suggests an inspector (which i dont event know if rea's refer them?!)and the inspector is shady and gives the thumbs up.. and i go ahead and buy and someday down the line i learn that there are problems with the house etc..
or the mortgage broker the REA refers me to, well, is anything they can get me on like, high commission fees etc..
stuff like that..

I doubt he is throwing that away to help me close a deal....

the only way you benefit from this as a buyer, is if the person recommended by your REA stinks and isn't doing the job they should, you REA may be able to keep on top of them to get the job done, so at least thereare 2 of you hounding him. other then that, I don't see any other benfit (but if your REA has used him, they should know the quality of work provided so it should never come to this)
I would just stick to personal rec's you never know if they are only recommended because the agent gets a kick back.

very thorough! thanks!!!! i feel more confident using the recs my REA provides... i will talk to friends as well for inspector/attorny recs..

I will recommend an inspector if asked- I have no control over what they write in the report- we don't work together in that sense
as for mortgages- you should ALWAYS meet with 2 or more people so you can compare fees- regardless of who refers you
I have the number of an inspector that I don't know- I just thought he was good when another buyer used him- I have nothing to gain but a good inspector for my buyer
of course there are shady people - just like in any industry- but I don't know anyone willing to risk their lic to "push" something thru
we are all professionals

I wanted to find my own - because I have a freind who with her husband has bought over 10 rental homes and since we were new to all this we trusted their judgment and went off some of their reccomendations...
