Which Home Would you Choose?
All other things being equal (updated furnance, new roof, price, taxes, same desireable neighborhood) which home would you pick and why? We do not have the cash to do any renovations now.
Ranch 1 3 br/2 bath small galley kitchen separate LV/DR/sm den (possibility to create open floor plan with removal of walls) Updated Large Hall bath small bedrooms with single closets in each Nice open entry way Well maintained, bright and airy move in ready partial basement finished (location of tiny outdated full bath and washer/dryer) with one window (dark) nice mid block location symmetrical flat large backyard with small concrete covered patio possibility of doing a garage conversion to increase den possibility of expanding house back to increase MBR size and add master bath
Ranch 2 3 br/2 bath extremely large EIK with new SS appliances Mudroom with laundry room (new washer/dryer) and full wall of cabinet/pantry space (added as part of garage conversion) Long narrow claustrophobic DR (added as part of garage conversion) very small LR (only current living space) Updated small/cramped hall bath with separate Jacuzzi tub Very large Master bedroom with his/her walk in closets (created from expansion) Large full master bath with separate Jacuzzi tub BDR 2 large with walk in closet BDR 3 large (needs flooring or carpet put down) with walk in closet (created from expansion) Large, double sized linen closet Full unfinished basement with 8 foot ceilings two level, paving stone patio professionally landscaped two sheds odd shaped baseball diamond shaped lot odd street location (kind of in the "V" of a "Y") (nicely landscaped in front with stones) all rooms need painting and new moldings on doors and windows Home has all COs
ETS: House A lacks storage space other than in partially finished basement. I do not think the basement is suitable for a playroom and the area is on the small side. I could make the LR the living area and make the tiny den the playroom, however the den has a fireplace which might not be ideal for a playroom and the two rooms are seperated by the dining room.
House B is much more house for the money, however does have the tiny living room. We could use the third bedroom as a combo playroom/den.

Yes, we could break down a wall to DR
Then I would choose the first. Large bedrooms are not a priority for me, and the location and yard- two things you can never change- sound more appealing in the first. Also- to me, with kids, the living space (LR/den) is more crucial than a giant kitchen, even though, as someone who spends their life in the kitchen, a giant kitchen would be awesome. And not that it is a huge deal, but I loathe jacuzzi tubs. Good luck with your decision!!!

Based on your post - it sounds like you prefer A - you don't have anything negative to say about it like it seems iwth house B.

Living in a small co-op where a good portion of my 'living space' is in my large bedroom, I'd say option A.
The extra space is always more useful in the 'living/common' rooms IMO.

I agree with the above posts - I think living space is more inportant than large bedrooms, so I voted for A. But if you can do some kind of renovation to B to make more living space, I might go with that one.

I prefer A because of the brightness of it. B looks "dingy" to me but it could be all the wood moldings around every door frame and window (which I HATE).

The only further renovation to B that really could be done is to finish the basement. Once finished there would be enough room for a potential apartment, playroom and a living area.

This - I like to entertain and we don't spend much time in the bedrooms.
Also, you can never change the lot or the location, and you noted those as less desirable aspects of house B.
It sounds like the biggest drawbacks with house A could be potentially changed down the road (by expanding the house, if needed, opening walls, etc.). Many of the drawbacks with B (lot, street location, tiny living room) can't be changed, or aren't easily changed.

The only other option is breaking down the wall between the LR and the DR however that would involve the removal of a fireplace and I have no idea if that is possible or even feasible.

i would choose B ... since it sounds liks all that really needs to be done is the basement and once it gets done you will have more lving space.
i perosnally like bigger bedrooms since i lived with a small one for a while and couldnt stand it. Love the idea of walk in closets.
not sure how many kids you have if you have one then you could use one bedroom as a playroom if not then if the bedrooms are big enough i am sure it can host all thier toys in thier own room which make less clutter in the living room . I know toys usally end up in the living room at least in my house it does but at the end of the day if it can go back in another room than its no big deal.

Assuming you lost the garage in B as part of the conversion, i'd go A. I will not buy another house without a garage again.
But honestly I would probably not pick either. I would look for a house similar to A but with a larger more open kitchen and better 1st floor layout overall.

I would keep looking and not settle...if you are not in love with your home and you don't have the money to make it the home you want then I would keeping looking until I found the right one.

I have a galley kitchen and its not ideal. I'd probably keep looking as it doesn't sound like you are a fan of house B, but the galley kitchen just kills it for me with A...
