No problems here. We pay one bill for insurance, taxes and mortgage.

Honestly, I would not agree to putting taxes in the mortgage again.



In this market, not many people will even have that option, especially first time homebuyers.

Ditto this. Our bank also wouldn't allow us to separate our taxes from our mortgage. We only put 10% down so that had something to do with it our bank told us.

We pay insurance on our own though.



We're putting down over 50% and we are not first time home buyers. You really need to ask BEFORE you start applying if you really don't want to escrow for taxes. But even then you may find most banks now do not allow you to pay your own taxes.

You'll also find that banks will "yes" you to death until you DO lock in and then tell you they don't want to let you opt out of escrow. Get it in writing when you lock!!! This is what we did, and thank goodness we did -- b/c they tried to tell us we couldn't. B/c we had it in writing, they had to let us opt out of escrow.

Regardless, many lenders won't offer the option right now in this market. It's too risky.
