Who has bought their home from attending the Open House
I am trying to see really how VALUABLE Open Houses are.
Seems that so many realtors push them but does it really and truly make a difference to a potential buyer if there is an open house or not.
See me, if I liked a house I would go see it regardless if it was an appt or open house.
Curious as to how many people bought their house from attending the open house on it or if it was from a private showing.
We did one last weekend and my agent is saying we should do another in 3-4 weeks. We had a good turn out (about 14 couples) TIA

We did. The house wasn't on MLS yet, the sellers agent put fliers in the neighboring mailboxes, my parents got one and my mom called to tell me. We looked at the house that day, then scheduled an appt. for the next day (Sunday) and were in contract by Sunday night.

We did. Sorta.
My SIL saw it at a private showing and told us it was the perfect house for us. We actually had the house on our list of must sees. There was an open house the weekend after my SIL saw it. We walked around for about 30 mins... walked out the front door and called our realtor to put in an offer.
It was ours 8 weeks later

92% of homes are sold b/c of private showings (my number might be a little off- but it's close)
realtors like to do open houses to get other buyers
I offer them to my sellers if they want them done- and if they don't- I never push

Yea see I just dont think the answer is always an OPEN HOUSE.
We dropped our price AGAIN Friday and now she wants to do another OH. We JUST had one last weekend. I really dont like them TBH. I just dont thinks thats the solution. Was wondering if thet were really that beneficial. tO me it doesnt matter if I have 14, 40 or 4 couples at an OH. I just need th eONE right one!!!

We did! We were actually the first people to see it when it went on the market. We went to a ton of open houses. There were a few realtors we called for private showings and they told us to wait for open houses. Guess the sellers weren't that eager to make appts and sell the house.

we sold our last house by a private showing.
I saw our new house originally 8 months before we went to contract via an open house.
We wound up coming back to it with our agent months after I first saw it.

We did.
Saw it on Saturday. Made a private for the next Saturday. Made an offer that day. Accepted on Monday.

We bought our house through an open house. As a buyer, I LOOOOOVED open houses. For us it was less stress and pressure being able to go in and out of homes we wanted to see as opposed to going around from apt. to apt. with a real estate agent. Don't get me wrong, we did see some houses on appointment as well but for us, open houses were really how we saw the majority of homes that we were interested in.

We saw it privately at first but we went to an Open House a couple of weeks later and that sealed the deal.

This makes sense to me. My friends who are realtors told me once that they try to dissuade sellers from doing open houses. Their logic is that if a house is priced to sell, it will sell and that open houses tend to attract nosy neighbors and people who stop by just because it's something to do.
I won't lie- DH and I looked at a few open houses that were way more than we could afford because we were in the neighborhood and were nosy. lol

We did. We actually left the open house, called our realtor and had her put an offer in that night.
We had put offers in a couple of other homes, all from Open houses. (we were either out bid, or seller wouldnt budge)
We just closed on our home in Dec.

Exactly my point. I feel like the are a waste of time! We get soo many nosey neighbors from them!

We kinda sorta found our house through an open house and we never would have found it otherwise. We were driving around going to open houses and stopped at one that we just happened to see a sign for. The house we looked at was over our budget but the agent showing the house said he had another house he was selling that he really wanted us to see. Although we still looked for quite a while after that, we wound up loving the agent we happened upon (he showed us many other houses in the area too). We wound up buying that first house he told us we 'had to see' and we couldn't be happier. We wouldn't have seen this house otherwise becuase it was listed as a 3 bedroom but it turns out it actually has a 4th that just can't technically be called that.

We did too. DH and I went to their 1st open house, my mom and I went to their 2nd open house and then DH and I went back 1 final time during an open house with our realtor.
Personally, I think I liked going to open houses better then private appointments. The overall feel is more relaxed and I don't feel rushed or pressured to stay longer then I want.

This is interesting information.
The wife and I do not have an agent, and we've only been going to open houses.
I asked one agent at the open house: "Whats the percentage of houses that are for sale vs open houses?"
I wanted to know if we would see all houses being offered just by going to open houses.
The agent said something like "Most houses up for sale, have an open house. So if you go to open houses every week, then you'll see all the houses being offered for sale"
sounds like this might not be the case

I can't believe an agent would say that
sure all houses might have 1 open house- but what if you already missed it? houses are selling quick in this market
the only houses I have open houses at every weekend at investor owned and vacant
also - this would mean you have NO represenation in the transaction
I can stress enough how important having a buyers agent is....why would you want to make the biggest purchase of your life with no one to guide you?
it's a house- not a shirt at the gap...I am big listing agent- but I am also a big buyers agent- I think it makes for a smoother transaction all around- any great agent would agree

The buyer who bought out house came to our open house, so to me it was valuable.
Also, having three small children I liked open houses over appointments because I could fix the house up and leave...I hated having to clean up the kids' messes on the fly when we'd get an appointment call!

My house is on the market and we have not had an open house. My realtor discouraged it which was fine with us.

I don't really agree with that. DH got his first house through an open house he happened to be driving by, didn't have a buyers agent and wound up saving money bc it was one less realtor to pay and they adjusted the price accordingly.
You're RE lawyer can do the talking on your behalf.
Also, out of all the homes we saw when buying "our" first house together I got more out of open houses then private showings. Most private showings the sellers were home making it more difficult to really get a feel for the home and voice my opinion.
We went to open houses every weekend - they made it much easier to narrow down the area we wanted, the style home we wanted, etc.
