Wooded Gate in Holbrook

Ok, after talking with my DH and our parents last night, this sounds like the best solution to our problems. We could get a
3 bedroom
5 minutes to LIRR
commute doesn't really changes
low maintance
Sachem Schools
townhouse style living
great town


I do have a question, I know you ladies won't know 100%, but we all know prices are going down. What do you think the chances are of a townhouse going down in price in 5 months? And if so, do you think its realistic to say they will drop at least 10K? Thanks Kerry

I can't answer your Q's about prices, I just wanted to say that I don't think it's only 5 mnutes to the Ronk LIRR station Chat Icon unless there is a short cut I am not aware of.

I looked on MLS - there are 2 units there that are 3 beds, both priced at $309.

I think today, if the seller is reasonable, would accept $299

the winter is usually slower, so if these units are still on the market in january (3 months from now) and prices havent gone up (which I don tthink they will), I think the seller would have to lower to $299, then you could pay $289 in Jan/Feb.

but of course thats just my scenario!

Sweetpea, I asked yesterday and everyone said it was 5 minutes to the LIRR and my train buddies on my LIRR that live in Holbrook said it around 5-10minutes. Don't forget, the Ronkonkoma train station is a lot more south than the CI one.

I do a lot of classified advertising for Real Estate companies so I've been seeing these prices dropping and dropping.... I think it's totally possible for it drop 10K in 5 months.... But within those 5 months they'll probably drop it and raise it again and then drop it again.... it'll go back and forth... I've seen this done so much lately...

SweetPea: Mapquest says its 9 minutes at 3.94 miles away from each other. And Mapquest takes you the long way and probably driving a lot slower than me....

I grew up in New England Village across the street and its a great area. The LIRR is about 5, maybe 10 minutes away tops.

I was just thinking that you would have to drive all the way up Patch-Holb rd to the LIE and take it 1 exit to Ronk Ave to the LIRR, but I am sure there is a short cut Chat Icon

Actually- Patch/ Holbrook Rd takes you to Union, which takes you straight to the RR parking lot at Hawkins!
I was going to suggest Holbrook for you! Great town.

there is a shorter way to the station. If you make a right at the king Kullen take that down at the train station is right there. (Sorry I don't know names of the roads)

If the asking is 309 right now I am sure you could get it for under 300 right now. i would go in and bid 379 and they would probably meet you half way.

we can't bid right now because we put on wedding money in a 12 month CD that will mature in March therefore we are not looking to buy until March, but being this is a major purchase we want to rule out any areas that will not be in our price range or are undesirable. Thanks though

I just wanted to say good luck! My parents bought a unit there new in 1974 (204 L)... I just found their closing papers the other day! I lived there until 1984 and have a lot of great memories there. I am sure you will love it...

I like that neighborhood, I looked into renting one a long time ago. My Dad & his second wife bought one when they were built, but never lived in it because they bought a house by my grandmother's instead. So they sold it.
Congrats on finding something though! That area is really convenient to a lot of roads.
