Wow houses are selling like crazy on my block

WOW 5 houses within a year span. Price range from 198K - 245K except the most expensive was a two family for 345K (which is a very $$$ and can't fathom why these people spent that much.) All the homes sold/purchased with the exception of the 345K were all estate sales/older handy man's and i have to say its kinda cool to see all the work already being done! As one neighbor said it - just think of what type of investment we put into this neighborhood just in fixing up these homes and what you can get when/if you sell during better times.

i love fixer uppers! sometimes i wish we had a real gut job on our hands!

Oh sorry Lindenhurst (village area too) but we live in a busier block so that drives the prices down a bit plus being all estate/fixer uppers. There are a few more down the block from us but that are selling for 250 or less range i think. The nice part most (except for the two family) have nice youngish couples buying with kids (not that we have kids) we live in the crossroads of all the schools (elementary/jr. high/high school) and walking distance from the train/food/gas/etc.

yes i mean only in certain clusters you find younger family typically its a older population. That is why its so affordable to buy now because the older population is leaving (one way or the other) and its a great place to raise a family.

edited part: I also wanted to say MANY new restaurants and stores are opening up in the village which in this economy shows growth!

Whoa, I live in Queens and you definitely cannot get houses or even a co-op for those prices!! We are renting right now and would love to buy but always feel as if we cant afford it... 200K we CAN do!! I guess we have to do our homework cause we didnt even knwo prices like this existed!! And I dont mind a fixer-upper cause my dad is in construction.

Can you tell me more ( I dont know anything about LI, lol) Is it a nice safe area? How much are the property taxes?

very nice area (the village) i mean to be honest i think its a great place to live. good school district, family events, most people born here stay here, etc.

i pay 7,500K in taxes 500 is village but that might of gone up not sure.

The sale of the more expensive property will also affect all your homes as well. Prices of sales are noted and can determine the price someone else would pay for a home on your block. So even if you think it was too much to pay for the house, it's only helping you out... so it's a good thing!!

The fixing up of the homes is yet another plus!! These things will def bring up your property value!!!

And more 11757 - Some are better then others but like i said i would try to stick with the estate sales because there are so many and once you put a little work into these and the market goes back up it will be a def. investment with a return on your money.
