You know what really sucks?
My tenant bounced another check. The one that he replaced for the one he originally bounced.
Nice right? I told him to send me a cashiers check overnight.
Wait until I raise his rent.

That sucks. I would require from now on to only send rent in form of a cashiers check or money order.

he volunteered to send me a copy of his bank statement showing me his money..umm..no, just send me a bank check jack.
He had excellent credit and a great job and a good amount liquid. He's been fine more or less up until the last few months.
It's hard to find a good tenant.
