Agent question...
I made an appt with an agent to see two of her listings...we figured while we were out we'd have her show us a couple of more. Well...she only made one other appt. We can honestly say she was HORRIBLE. BUT...that one other appt just so happens to be a house we actually REALLY like.... Question is...if (when)hehehe....we make an offer...do we have to go through her?

Then, you'll be fine. You can make the offer thru the listing agent.
I searched for homes for a month and a half with a R/E agent, and made 2 offers on homes, which were lost b/c she was playing too many games with us, so we decided to not use her anymore and deal with listing agents only.
I spoke to a number of people on the subject, and providing no contracts were signed, you have every right to move forward on your own.
I did learn that it's customary/just a nice thing to do to put a bid in thru the agent who showed you the house, but I thru that out the window. I didn't want to deal with my agent thru the whole process, and I learned the seller wouldn't have been as negotiatable on price had we used another middle agent on the house, so keep that in mind too.

Technically - No. You are not obligated to work with her. Ethically - she did do her job- she found you a house you really liked. It's possible that the "one more" house was the only one that was she could get you into today. Was she really that bad???

See...that's the thing. She DID NOT find us a house we really like...WE found the house. She just made the appt because I figured, since we're seeing two of her listings she could possibly make an appt for the following MLS # (we gave her 3) and asked to have her look in the area for any others. She did NOTHING...she only made the appt for one and never mentioned anything as to why she didn't make the others. She was horrible. We've already been working with several different agents on LI...once that have *expertise* in certain neighborhoods and the one we met today was by far the worst.
I actually just got off the phone with the listing agent...my Lord! Just speaking with her for 5 mins gave me chills...she's who we're going to continue working with on this house.

Just an FYI about listing agents and buyers agents: most listing agreements note the commission is say 5% if the sale is through the lister and 6% (since there would be a split with the other agent) if the buyer comes through another agent. That's part of the reason for Seller's negotiating if you buy through the lister. The commission is typically less for the Seller if you do not add another agent to the mix.
The Seller can pass that savings on to the Buyer or use it as room to negotiate.
