Preggo Brain just really screwed us
we need to move before baby comes because we can't fit in our current place and our lease is up in late Sept anyway. we looked at an apt on saturday with one broker and liked the building but the apt he showed us was too expensive. i randomly found another broker who found us another apt in the same building for $300 less a month and a month and a half free rent (to subsidize his fee). anyway, i thought what i signed with the first broker specified that if we took that apt, we'd owe him a fee (never mind the $400 deposit we put down with him that we now cant get back). well, it turns out the apt wasnt specified and if we take any apt in that bldg, whether he showed it to us or not, we owe them a huge fee and if we dont pay them and they take us to court, we could be liable for legal fees too. we thought we were signing our new lease tomorrow and now we basically cant take anything in that building or we could be liable for all this money to both brokers. and we put $500 down on this apt too so now are out $1000 and are back at square one. i'm so stressed and upset  i knew things were going too well

I am not sure if i understand but you should not owe a realtor ANYTHING unless you sign a lease.

it's not the leasing agent we owe, it's the brokers. when the brokers show you an apt, you sign something saying you'll pay their fee if you take the apt even if you go directly through the management company. so we wont owe anything if we dont sign, but that's what has me so upset. it was a great apt, great bldg, great deal, and now we cant take it or we'll owe these fees. apartment hunting is the worst

they have to give you back your deposit, or tell them you will report them to department of state. If you did not sign a lease then you get your deposit back.
