Long Island town search - advice please

Hi everyone -
My husband and I currently live in Brooklyn NY and both work in NYC.
We are beginning our search for a home in the suburbs and I since I was born and raised in Long Island we thought that may be a good place to start.
However, I am only familiar with St. James (sad but true!)
I love St. James but we are looking for a similar town that is MUCH closer to NYC to commuting purposes.
Can anyone offer some suggestions?

What's your price range and what kind of houses do you like? Do you want a small or a big town?

I think people could better help you if you gave a price range, or max, and told us what the max commute time you would do.

I live in E. Npt - it's only a little closer to the city than St. James (about 15 minutes closer by LIRR) but I think similar in that it's near the water, good school district, close to shopping.

Closer to the city I'd suggest Huntington, Cold Spring Harbor, Syosset, Roslyn, but those towns have a higher minimum home price than towns not like St James.

Gosh, the answer to your question depends a lot on what your budget is. There are many very nice areas in western Nassau with easy commutes to NYC but not all are affordable. You will want to pick an area with close proximity to LIRR stations. I grew up in the New Hyde Park area and all the surrounding towns (Mineola, Williston Park, Floral Park, Albertson, Garden City Park, Carle Place, Garden City, etc.) have very easy commutes to Manhattan.

To be honest, we are not sure of our budget just yet.

I would love to keep it under $700K.

With that budget, on the south shore (which is all I really know) you could easily find a very nice home in Oceanside (40 minute commute). You could also afford a nice home in Rockville Centre or Lynbrook (both 30-ish minute commutes). All are good school districts and nice communities.

As far as commute - some of the quickest are towns on the Hempstead line (Floral Park, Stewart Manor, Garden City).

Garden City is very beautiful and very expensive - but the taxes are actually lower than in other towns, because Roosevelt Field Mall is there - and somehow that lowers the taxes. Schools are great.

I grew up in FP and loved it.
Stewart Manor taxes are lower - but I've heard the schools arent great.

South shore: Lynbrook (school district 20) is great and just about the same commute. Rockville Centre is also excellent (check the school district for each house - some go to Oceanside, some to Rockville Centre).

I love the East Northport / Commack area.. I grew up there and highly recommend the schools and neighborhood!!!!! Again only a little closer than St. James but definitly a great area... Dix Hills also!!!

You can get something in a decent area on the North Shore in that price range. NS areas almost always have a faster commute to the city.
