home inspection
ohmigod....
fine, we expected lots of repairs on a 19th cent home, but THAT was ridiculous.... even for a restoration job. Easily 100,000 in repairs, for a home that's probably about 900 sq feet.
We negotiated a really good price for the area, but no way are we going to sacrifice our lives to restore a neglected home...
apparently, it's barely structurally sound... the chimney is sloping, the floors are sloping.... the foundation may be damaged...
fine, we spent $400 on a home we'll never live in... but talking about the best $400 we ever spent......

$400 is a lot better than a couple hundred thousand (look at it that way).
Sorry the house you wanted didn't work out, a better one will come along!

At least you are not getting yourself into something you are going to regret. Was not meant to be and there is a house out there for you, just keep looking.

wow- sounds like it would be cheaper to knock it down
I know it's old and charming- but not many people are going to be willing to put that kind of work into 900 sf

That was the best $400 you ever spent!!! Inspectors in Brooklyn charge about $1,000 for a brownstone. I had no idea it could be so much until one couple wrote the check out in front of me.
Keep the inspectors contact number. One couple I worked with paid $1,000 for an inspection and the deal fell through over the amount of repairs. They put in an offer on another house within a few weeks and used the same inspector. He charged them $750 instead of $1,000. Not to say all inspectors will give a "volume" discount but this guy did.

DH and I paid for an inspection on a house that we ended up not buying. Be thankful that you had the inspection and now know that the house was not worth buying.

thats why i'm always surprised when people make offers and say they are not doing a home inspection.
it wasnt meant to be with this one, but dont worry, your house is out there!

the people who finally purchased it are living in a trailer in the front yard of the house, it closed 1/12/07........ Like the wife said, Best 400.00 we ever spent. Be happy you did the right thing.

oh, definitely glad we got the inspector in.... we expected (and factored into our bid) about 30k in repairs.... but THIS was way more than we expected...
soooo glad we can escape.
We're actually re-thinking the whole home buying thing for the time being. Renting may be throwing money out the window, but career-wise, we may require the flexibility of moving quickly in the next 3 years or so, and having to sell a home then may be more stress than it's worth.

I'm sorry. Same thing happened to us, first time around. Our inspector was nice enough to stop the inspection, and give us the choice of going along with the rest of it or walking away. He charged us half of what he normally would have.
Next time, we're telling him to start in the basement, as that is where most of the trouble starts! If he stops and tells us something similar, we tell him to stop and save half our money.
I was totally bummed for a while, and weeks later, now I'm glad. You'll get to that point too, and I'm glad at least you didn't get suckered into a money pit.
