Real Estate part-time?

I was thinking about doing real estate part-time. I had gone to RE school a few years back, did excellent on the test and the state test, but I never did anything with it. I was thinking about doing it part-time. I know I would have to go back to RE school, but I don't mind that. I am just concerned about doing it part time. Does anyone do it part time, or know anyone who does? Is it worth it, or will I just be spinning my wheels? I know RE is one of those thing that the more time you invest, the better your profit. I am very interested in doing this on the side though. Any thoughts, or input?

I did the same as you, went to school, got my license, started with Emily (alnem) part time, and then just got so caught up with everything else, I couldn't do it.

My work schedule at my full time job wasn't conducive either. I worked until 7 weeknights.

I am not sure if I would consider going back, especially with this market.

I decided to do RE P/T and in May I took the test. I have not made anything as of yet. I do open houses on the weekends which I enjoy doing but for every open house there maybe one customer that is possibly interested in the house. I follow up with them but most are not interested even after I send them other listings they maybe interested in.Very few in my office do RE F/T and those that do have said it's been a hard RE year. If your going to take the test take it before next July since the class hours go from 45 to 75hrs. I would go ahead and take the test and pursue it p/t but you have to enjoy doing it.

I took the class too but never took the state test. The market was on its way down and every real estate agent that I spoke to told me how bad their business was, and their open houses were horrible too. I decided in the end not to take the state test. If the market gets better I will get my liscence, but for now it is not worth it.

I recently started doing it part time. The hard thing for me is getting initial clients/customers. I really enjoy doing it and am hoping to start running some open houses etc. to get leads. There are not many people I know personally who are looking for an agent.

ive been a REA for a couple of years and its definitely sloooooow right now.

but should you decide to go for it just remember that this is a business based on referrals and networking. if you have a myspace page, network with realtors everywhere and mortgage people also. hand out your business cards like your life depended on it. send out an email to everyone in your address box and let them know that you've started. go door to door in your neighborhood and say hi to your neighbors and let them know you'll be their neighborhood realtor!

I got my license in Feb. and the only money I have made so far is on my own house! It is very difficult to get clients/customers and in this market is almost impossible! I have said many times I picked the worst time to get into it. Like Emily said, its all about networking and referrals, and its hard to get those if you can't get your first couple of customers.
