Upstate NY
DH and i are considering upstate as a possibility down the line. what towns are nice with good school districts...oh and affordable please! like in the $400's if thats at all possible.

We live in New Paltz and love it! Schools are great, the town has a ton of culture and art and fun things to do.
I don't have a frame of reference for the taxes because I've never owned a house before but we pay like 13-14.

How far Upstate are you thinking?
I live in Saratoga County - Clifton Park, Burnt Hills, Saratoga Springs all have excellent school districts. I went to Shenendehowa (the town of Clifton Park is in the Shenendehowa district) the school has very good academics, good sports and arts programs (although it's a larger town/school I graduated in a class of 700, my sister's class had over 1,000)
If you are interested in a school with large theater programs you would be better off down near Westchester County, art in education in this area tends to focus more on music. I have a friend in Westchester who owns a theatrical lighting business and he has been hired by local high schools, that is pretty much unheard of here.
Other good districts up here - Niskayuna, North Greenbush, Guilderland, Bethlehem

I don't think so...I used to live in Westchester and it was really expensive. You might want to check out the hudson valley which is Rockland, Orange, and Ulster counties. It's not far at all from where we live to go visit my family in Queens.

yea i was looking into orange cause DH has a friend that lives up there and i liked it when we went to visit. what are the taxes like up there? as high as LI???

I think it depends on the area. We are paying 13-14k in taxes per year and we have private garbage, septic, and water that we pay additionally for. Our house was in the high 4's. We have about an acre and a half of land and a nice sized house. I've got pics of it being built in my album.
I don't know what any of the other neighborhoods or areas are like yet. We knew we wanted this town and didn't look anywhere else...

There are plenty of towns in Rockland County where you can find good schools and homes within the $400s (we paid under that and are in a great district)! Most of the districts are excellent and you aren't far from Long Island (my family is still out there and it's not a bad trip at all). There was a recent study in the local paper and Pearl River and Clarkstown districts came in tops at best districts per tax dollar paid.
The taxes are close to (if not equal) to Long Island.
We didn't want to go any farther north because I work in the city and we wanted to be near some family (DHs parents are there) and friends.

I find it hilarious when people think Rockland and Westchester are "upstate"
But anyway, if I were you, I'd look in Orange County. Rockland and Westchester are still very expensive. I'm from Clarkstown and although their school district is fantastic, if you plan on spending around $400,000, plan on buying a major fixer-upper.
In Orange you can spend $350K and get a brand new HUGE house with an acre of land.

I've been searching these counties
Westchester Rockland Putnam Dutchess Orange.
along the Hudson river basically...not too far east or west, and trying to keep it under 1.5 hours.
we will be maintaining our apt in BK as well and living there during the week for the most part, and my kid will be going to school in the city, so I am not so concerned about school districts right now.
but there are MANY lovely and affordable homes for under 400k. and with doable taxes and decent lots.
Ossining has very nice homes and is a 50 min commute on the Metro North.
I have a NY times listing search saved if you want it too.

I agree in orange county you can get a nice home for 3/400 but we are looking at new construction in the 600k area and the taxes are between 10-16k some really nice towns are monroe, cornwall, goshen, bloominggrove, new windsor, warwick, all with in a hour of the city....good luck!

You can actually find a house in move in condition in the low to mid $400ks now. We paid under $400k for a house that needed some work but - I wouldn't classify it as a major fixer-upper (it's a cape on a quarter acre).
ETA: Some areas of Orange County are seeing large tax increases because of the growth in the area over the past few years.

We live in Southern Dutchess County and love it up here. It still far from family on LI about 90 minutes (Commack).
Great website/realtor is Prudential Serls in Dutchess. Lots of new construction from $450-$999. Now is an excellent time to buy. Our taxes are about 1/2 of LI.
