Anyone have an appraisal done recently?
Was the home value a lot less than you expected? We're refinancing and pulling out $$ for renovations (dormer) and I'm not quite sure where we stand (obviously bank will send an appraiser).

We're buying and our home appraised for more than we're buying it for. I believe it goes mostly on comparable sales in your area for the same approx. square footage and extra baths.

We just reappraised...we originally closed in Nov house with the house being appraised in August...this appraisal was 20K less then Aug :(

I do them everyday 
but I did have MY house appraised for a refi just this morning.
Its hard to go by other people homes - there are too many variables and some areas have been hit harder than others. To get a sense of whether or not it will appraise for what you need: consider when you bought (generally speaking, values have declined back to 2005 prices), what improvements you've made that have added value and what comps around you are selling for.

Thanks for posting this - I've been wondering the same thing. We're hoping to do this too & are waiting for a call from the appraiser to set up an appt. We need it to appraise at what it did when we bought it in late 2007...It was a dumpy fixer-upper when we bought it & we've done tons to renovate it, so I'm hoping that it comes in close...

We had it done about 2 months ago and came in $50k less that what we paid in April 07.
