Help me decide... Wading River/Riverhead/Manorville..?

There are positves and negatives to each area.
Here's my list so far, can you help me and let me know what else I should add to my considerations?

Shoreham/Wading River
Pros: nice neighborhoods, more mid-upper class
Cons: affordability

Riverhead
Pros: affordability, easy access to many stores
Cons: not great neighborhoods

Manorville
Pros: few affordable areas
Cons: very little retail, I prefer North Shore

riverhead schools are not so great.

Manorville can be pricey - but the area is very nice and family oriented

based on the areas already on your list, I think you should conseider Ridge. Specifically the "horse country" area or Lake Panamoka, both are very close to nice shopping in wading river & less than ten minutes to Tanger in Riverhead. This area is North Shore, also easy to get to the Port Jeff area.
Easy access to highways because of william floyd parkway.
The neighborhoods are quaint and rustic and extremely family friendly.

Its average, rates better than Riverhead for sure. Racially diverse and very large.
Kids here have great school pride, our teachers work very hard, the sports teams are excellent, our cheerleaders were the national champions a few years ago, we have a planterarium in the middle school, our budget always passes, the district has amazing special ed services.
I honestly don't know why the district gets such a bad rep, its certainly on par with other average districts that don't get bashed. I personally know Longwood graduates that are dentists, lawyers and business owners. I believe that kids can be successful anywhere with the right support/resources.
Longwood

the homes in this area are so affordable and the lifestyle is so amazing and unique for kids here at the lake.

Kelly - Do you like near Lake Panamoka? I saw some houses in that area that were nice and affordable. Do you pay extra taxes to be near the lake? Also, as I drove through one of the neighborhoods, I sae like a civic center or meeting house. Do you pay dues for that and/or is it active?

I live across the street from the Lake on the south side. I've been here since 2004.
The lake and the clubhouse is owned by the community-The Lake Panamoka Civic Association, and its private. The clubhouse is nicer inside, we are working on a plan to make the outside more inviting.
there are 800 homes in the community, each pays a yearly TEN dollar lot fee Chat Icon that was assessed in 1949.
Use of the lake and the right to belong to and vote in the civic association (membership) is optional and its usually about $220 per family(unlimited # of people) per year. That money is used to pay the property taxes on the lake and clubhouse, utilities, life guards & beach guards in the summer plus other community events.
Its basically a homeowners association like condos have but its not required, its optional. There are no additional taxes or fees.
The lake is crystal clean, no power boats, no chemicals. We test the water weekly all summer. Its filled with bass, perch, sunfish, pickeral, clams, frogs
We have three beaches, one with a bath house. All of the kids here learn to swim, fish, sail and ice skate from a very young age. Its such a great lifestyle.
The LPCA hosts several parties a year, in a few weeks Santa comes on the firetruck to light the Christmas tree in front of the clubhouse & we have a big kids party. We have beach BBQ's, halloween party, teen nights, wine & cheese parties and a million other things all run by us.
I was on the board of directors for three years, I chaired the welcoming commitee and my husband was the treasuerer for one year. We have a neighborhood newspaper, we have a website and monthly meetings so people really get to know each other and stay up to date on events.
The neighborhood has so many new young familes that moved into houses that were seasonal for years. Its a great place for little kids. Plus people here are down to earth, hardworking good hearted people that would do anything for you.
