OMG... thank you!! You guys are totally making me second guess our decision to sell!
ETA - yes, we live in PA. A suburb about 20 miles north of Philadelphia. You guys would throw up if I told you how much we bought this house for, by comparison to LI standards

Your hearts are going to sink when you realize the vast difference in what your money can buy. Granted, though, I don't get all the perks and benefits to living on LI, so close to NYC.
But, I do live 15 minutes from downtown Philadelphia in a beautiful, very granola, down to earth community, with gorgeous old stone houses.
We have half an acre, 2700 sq/ft, 4 bedrooms, 3.5 bathrooms, and we are selling for $385,000.

We live in Montgomery County. Bucks Co. is gorgeous as well, but it's too far from downtown Philly for me. I like the 15 minute commute to work, and we go into the city on the weekends a lot. Though Bucks is certainly a lot closer to Manhatten and I have a friend at work actually who lives in Bucks, and her husband commutes to NYC for work everyday.
Why are we moving? The school district in our area is good, but I want the best. And we're itching for a new project. We want to take advantage of the market and buy another fixer-upper in one of the best school districts. Because we did most of the work on our house ourselves, while it looks like it cost a lot, the reality is it really didn't, so we likely won't take a loss on our house. We figure, the gain we'll make on the next house will compensate for breaking even on this one.
ETA - the taxes here are sickening, and the highest in the State. We pay $10k in taxes, and that's AFTER I successfully appealed them and got a $2.5k reduction! That's another reason why we want to move. We can get more house for our money if we move to another area where the taxes are lower.

I know. That's why we live in PA. I yearn to live on LI again, but financially it just doesn't make sense for us. So I visit frequently, and live in an area that is at least very accessible to downtown Philly.

this is supposedly what my 2 bedroom, 1 bath, no basement, single level house on .5 acre is worth according to assessments (i don't even have a laundry room) can't wait to move out of NY!!

If I was to ever move off LI, I would live outside Philly - reminds me of suffolk county but will a shorter commute to a large city.
