25K. The sellers had other offers so our RE agent made sure to put in our offer that we'd put down a large amount up front to show how serious we were.

ok, in that case, we did not make a good faith deposit - we put our down payment down at contract and thats being held by other attorney in escrow. Not sure why they did it that way...

That was just the binder. I thought it was ridiculous and so did everyone else. My attny told me the seller was just trying to scare me away and that I should just find a different house but I really wanted it and I wasn't gonna let her win.
