House Selling in a Tough Market

Trying to sell a house in a tough market when you have certain number is sooooo hard.....

I am emotionally and physically drained. Today is the first day I actually cried in fustration. I could sell my house in a week if I could sell it for another 15K lower. But when you are already bringing cash to the closing seems like a impossible thing to me.

I really feel for the hard-up home sellers out there. We need a support group!

40 days on the market and counting...SHOOT ME NOW!

AW! I totally feel your pain, as you know. It is so hard to sell in this market coupled with the fact that if you bought in the housing bubble you are really in a bad spot (which was our case).

We were on the market from March 2011- Dec 2011. 3 months of that time were were priced too high. (SIGNIFICANTLY LOWER than what we paid bu too high in this market.) After those first 3 months we dropped to price to reflect the market. We had tons of activity, but nothing really HAPPENED.

We took it off right before xmas and relisted with a new agent early Feb 2012. Our new agent was SURE we would sell in the first 30 days. She told me to start packing that there was no way my house was going to sit again. Additionally we dropped the price another 20K,and after a month another 20KChat Icon Chat Icon Chat Icon Chat Icon Chat Icon So we went down almost 100K from the original listing in March 2011 and I wont even tell you from when we purchased in 2007.

We had activity all week every week. We had 3 Open houses from Feb 2012 until May. All 3 OH were packed with people which is good but...
Then we had an offer, couple loved, all set to go, and pulled all this stuff when the contracts had to be signed about their closing date and etc. Wanted something CRAZY like 4 months plus and we had a bad feeling. The deal didnt go through.
We had someone come back after that 3 times, said they loved and was ready to move and then they fell off the face of the earth.

Then we realized....ENOUGH!!! We have a good house, a nice area, a nice block and we thought it was God's way of saying stay put for now.

So we delisted last week. We've applied for refi and got an awesome rate!Chat Icon Chat Icon Chat Icon Chat Icon

Its tough to sell when you need a certain number, and even with us we kept pushing that number down and down. The market is tough and some areas were hit harder than others I believe.

I have a toddler, and the poor kid was walking on egg shells too!! I loved the activity but nothing would ever work out. ITs constantly being ready to go and show and its tiresome.

We were sellers on our first home back in 2007 and we were signficantly SPOILED. We put the house o n market on a SAturday night and by Sunday 11am we had an offer, negotiations wentt smooth and we were in contract by that friday! But the key there is the YEAR...2007.

2012 is a whole different STORY!

Hang in there! Be patient! and what is supposed to work out for you will work out.

For us total time on the market was almost a year and a half and I think that was enough!!

Ugh, I was just coming on here to post this!! I have reached the point of not wanting to keep the house in perfect condition anymore. I just can't keep up when nobody is coming to look. We thought we had someone highly interested and then she said "it's just not the house for them". I want to know WHY? What is "wrong" with the house? Something I can do better?

I don't want to give up and I promised myself I wouldn't, but this isn't easy!

we are in a bad way.
i live 5 hours away from our vacant home right now.
we had an offer, i was going to have to find money to cover the remaining amount, they backed out because they had an offer on a short sale and it came through.

so now onto shortsale. we had gone through the hardship process since we were relocated, but no one will talk to us unless we stop making payments.

which is very hard for us to do. but i have to get rid of this house.
