I have a good friend who is a "cash" buyer- he isn't going to pay market value
do you have equity?

A lot of real estate companies will buy homes for cash (with the goal of renovating/flipping).
My broker is doing more and more spec buying, but as Beth said, the price has to be right. You don't get top dollar or the same price you'd get from an "end user" buyer who plans to live in the house.
