Looking in Nassau

Hi ladies. My husband and I want to start looking at houses in Nassau. We both grew up in Queens so I would live to hear your recommendations for Nassau County. We are looking for an affordable area with a good school district. Thank you in advance!

Hi! I am a real estate agent based in Nassau. I sell all over Long Island, but I live in N. Bellmore, where my office is, so I know southeast Nassau very well.

I think that's where you get a lot of value for your money re schools, proximity to highways, stores, parks, beaches, train line, and size of house and property.

So I would suggest checking out towns like Merrick, Bellmore, Wantagh, Seaford, Massapequa, as well as Bethpage.

Of course, a lot depends on your budget and soecific criteria. I might have other recommendations if I knew more.

I'd be happy to consult with you about your house hunt, no pressure or obligation! But having a good agent on your side to guide you through the process is do important, and so is having all your preparation done before you start looking. I agree with Christine. We actually looked in several of those towns but decided to purchase just over the border in Western Suffolk. Especially seeing what was available in our price range there vs. 5 minutes or so away. We also got out bidded quite a lot on houses that needed a lot of work, we're not move in ready, had no yard, located on a corner or busy street, etc. (Our range was the low 300s).

We also like it here because it's a little cheaper and we don't feel like we have to keep up with the Jones's as much as we would in some of those towns mentioned.

Our SD is very diverse but this is New York and I think that's a good thing.

Most of my neighbors are young just starting families themselves and also are all very involved with the community.

PS we are a couple minutes driving distance from a main train line and it only takes me about 35 minutes in the AM to get to work in Manhasset, under an hour in the PM rush to get home when it's a lot heavier traffic.

I'm in Wantagh, but with Levittown schools (Lee Road, Salk, MacArthur)...I'm so happy I moved here!! btw i grew up in Brooklyn and it works for me. :)

We live in Oceanside and are very happy here....close to the beach (10 min to Long Beach), close to Queens (10 mins to Queens border), great shopping, Trader Joe's in town lol, nice community. We also looked in Merrick, another area nice area close by (also has a Trader Joes, lololol)

'lived in Flushing for a long time, and happy to have moved to East Meadow. When we were looking, we also checked out New Hyde Park, Merrick, North Merrick, Bellmore, and Westbury (EM school district).

We live in Glen Head and are very happy. It has a cute small town and great school district. The only negative is the train line (oyster bay) because it requires a transfer at Jamaica.

If you are still looking to have more of a Queens feel, I would suggest Franklin Square. The only downside is the town doesn't have a train station, so that could be a problem for some.

Floral Park, Stewart Manor, Garden City, New Hyde Park and Rockville Centre are all great areas. I'm from Stewart Manor and loved it there! Definitely an area I'd look into purchasing down the road if we live on LI.

Most of my family lives in RVC and they love it - never heard a complaint about the school district. I tutor there twice a week.

All are great towns with lots to do and easy access to the LIRR.

I also love Port Washington but I don't know anything about their schools.

We are in North Bellmore and we love it. Schools are good and it is close to the Parkways. LIRR is convenient if that matters to you.

We are in Floral Park and we love it. Great commute into the city (35 mins to Penn) and I'm walking distance to the train station. Cute town, very walkable, good schools.

It might not be for everyone though - most of the houses are on 40 x 100 and the taxes are a bit high (we are around 11K with star). For us though, it is exactly where we wanted to be. If you want a lot of land (or more than a 40 x 100) it may not be for you. But, one of the things that appealed to us about FP is that it feels like Queens on Long Island! We're close to the highway, airport, and can easily get into the city, but at the same time have a cute "town" feel. It's worth checking out!

As with all of these discussions, I think budget really is a determining factor.

All of the areas mentioned above are great, but in some areas, your dollar goes much further than others. Taxes (and whether you are ok living in an incorporated village or not -- which adds to the taxes and also adds some rules/restrictions) also factor into the budget equation.

If someone told me that they had a $1 million dollar budget, I'd recommend different areas to them than to someone with a $400K budget. Also, I'd always want to know whether things like train commute and schools are a factor.

Oyster Bay - East Norwich area.

If you need to travel via LIRR, the Syosset station is minutes away, as is Hicksville, with lots of trains.

we are buying in levittown as we speak, but we looked in Massapequa, Mass park, Merrick, Bellmore, Wantagh, Seaford, Bethpage, and for a second we looked in Oceanside, but we decided its too far for us for work

I am from Massapequa which is a great town, I have lived in oceanside which you can probably get a good deal on a house now after the hurricane there are a lot of houses for sale over there and the taxes are fairly low. I now live in N . bellmore which I would love to buy a house in but we will probably end up in Levittown the houses are a little cheaper the taxes are just as high.
