After Home Inspection
What happens after the home inspection?
-Engineer said: ~Needs a new roof (has 3 layers) and is about 12 years old...also a minor pitch adjustment in one area would be needed but no leaks
~AMP upgrade needed to 200
~Boiler pressure value
What are ballpark costs for this to negotiate?? Obviously new to this

After Home Inspection
These are suggestions, not mandates. You can attempt to negotiate with the seller to include these items, but they may resist. Are you willing to walk away from the home is the seller will not repair/replace/credit for these things? Are you ok with knowing that you will most likely need to pay for these repairs at some point in the future?

A new roof would be thousands. If there are no leaks it could still last another year or two. The seller likely is not negotiating on this. Houses sell that have older roofs.
The electrical panel upgrade is really optional and in most cases not required. Again really no negotiating here either usually.
The boiler pressure valve, depends on what the issue is. Is it old and just works? Is this an oil system? If it's oil as a seller I would just tell the buyer to get a service contract and the part would likely be covered... if it fails.

Agree with PP. These are recommendations and not mandatory. You could try to negotiate on this, but chances are the sellers will not budge. If there was a leaky pipe, they'd have to fix that. But an old roof that's not leaking is not something they need to address.
If you do not want to deal with these issues (which all are minor), then now is basically your last chance to walk away. Otherwise, next step is to talk to your attorney and get the contracts signed.

Agree with the PP... You can bring it up but they can say no. Just depends on if you think these things will make or break the deal for you. If it was something major then I'd be concerned.

It's gas but engineer told DH that when he turns on heat, the value leaks and squirts water.

After Home Inspection
When you go for insurance, a lot of them inspect, they may make you do the roof if it's super old. I just did mine and it was $6500.
