Final Walkthrough

Any tips or tricks to remember?

We were very naive when we bought our first home- I don't want to make that mistake again.

Turn on all the fawcets.

Turn on all the showers and tubs.

Check underneath the bathroom and kitchen cabinets for water/mold.

OPEN everything. Open closets. Open the fridge. Open the microwave. (The day we moved in we found out they had glued the handle onto the broken microwave).

That's my simple advice :)

This. Plus check that the washer and dryer work as well as the dishwasher. Check everything light switch too, inside and out.

Look at windows. Two of ours had a huge crack in it that we saw 30 min after we closed on the house.

Check for bamboo on property!

Start the washer when you walk in and let it go through the entire cycle while you're there. Ours had problems on the first full cycle we used it for after we closed.

DONT feel pressured by sellers agent to 'hurry up.' Ignore them and be thorough. It is the largest purchase you'll ever make. Sometimes I think that agents can be desensitized to this since they do this day in and day out.

Test AC if you have central air.

I would also say the walk through is a good opportunity to get positive info that can help you, as well as look for problems, especially if the seller is there. They may be able to give you manuals and warranties for various items on the house, show you how to work the inground sprinklers, alarm, CAC, give you the scoop about garbage pick up, recycling, landscaping, etc.

If there is an electric garage opener, dint forget to ask for the remotes.. Lots of sellers forget to hand them over and drive off with them in their cars.

If there's oil heat, look at the gauge (I often snap a photo on my cell) and confirm the amount of oil in tank matches up to their final reading, since you will be paying for it.
