Best Time to Sell
Just wondering if there is a "prime" selling season. I have a 1br co-op in Queens that I bought before DH came into my life and we will be wanting to sell and get a
We have no timetable for all this, but obviously want to get the best possible sale price for my place.

I think there is kind of a misconception about real estate in that people believe it's heavily seasonal, and that there is a good time or bad time to sell.
Truthfully, there are ALWAYS people out there who need/want to buy houses. And now more than ever, with low interest rates and lower inventory than in the recent past, there is a pent up demand. I have been crazy busy through the holidays and even more so in January. I had a closing on 12/30, even. And then I listed a house right after new year's, and it sold (with multiple offers, for above asking) within a week of being on the market. I've had several new buyer consultations in the past couple of weeks with very qualified buyers who are ready to buy asap. So I think now is a great time to sell.
Yes, there are more challenges to selling in the winter (with bad weather, less curb appeal, etc.), but those are not really as applicable with a Queens co-op. And the market does typically slow a bit certain times of year -- such as December (holidays) and late summer/August/Labor Day. But people still buy during those times.
More sellers tend to list in the spring and early fall, but that just means there's more competition for you. And there may be more buyers out going to open houses and stuff in the spring, but they may just be starting their search or going to open houses for fun, whereas buyers who are out in the dark, cold, snowy weather are ones that are truly ready and motivated to buy! It's quality, not quantity... but as I said above, we are getting quite a LOT of buyer activity these days.
So you should just list when it's personally the right time for you to sell, and not wait for some arbitrary time that "people say" is better. Good luck with your sale!
