The only thing i have to say is, this non stop building has to stop.
LI is way overcrowded as it is.
The roads can't handle it. The traffic is worse every 6 months. It's getting to be insane.
They take every square inch of open space and build thousands of housing units on it.
But we don't have the infrastructure to support it.

Too many cars on the road.
Too much of a drain on resources.

It's way out of control and getting worse

Agreed.

Another concern is building in areas where the school districts are already tight on resources.

I had a student move to the district I teach in from one of the districts mentioned above (not one with one of these large apartment complexes going up, though). He came from a class of 42. This was in a lower elementary grade.

This is why it's become a shitstorm in my area.

I live in a very diverse district where the downtown is pretty awful. People are already up in arms about illegal housing rentals and ESL students.

There's a whole FB group dedicated to this issue.

I'm all for adding more housing and improving the downtown but how would the school district be paid for? I mean, our taxes are already $10k.

We definitely can't retire here....

Out east we have a growing problem with the overbuilding of luxury housing - single family and now townhouses. There's very little affordable housing for working people which is what is badly needed.

Our roads are reaching gridlock and the paper always has letters complaining about how our town board has never met a developer it didn't like and is happy to change zoning to suit them. Young local people are moving out of state due to lack of housing. That means more people from west of here get hired for the jobs they leave and that adds to our road woes as they commute here to work.

Our fire departments are losing younger volunteers at a great rate as young ones are forced to leave. It is not good.

Yes I agree 100 percent they are building back up these towns and I think its great yes the 4 corners in patchogue has changed very much I was born and raised in patchogue parents still live there my mom acutally grew up on the same block we lived on as kids. Her Dad owed the shoe store next to the library back in the day and still have very strong roots there my brother is the village attorney for Patchogue has his law firm also there, he is also the village attorney for port jefferson.
They are going to be rebuilding the upper part of Port jefferson near the train tracks.
Alot of great restaurants have gone in and its really turning around. Everyone has put alot of thought and hard work into the plans to revitalize it.

High density building on Long Island

Same idea is happening in farmingdale. They have 2 big condo/ apts going up next to train station and some on Main Street are being built. There will be at least another 2 buildings close by one a luxury loft of 8 spaces and the other I think more like co-ops or condos. There's a big revitalization going on and main st is working on getting all store fronts full

I was just talking to my friend about this the other day. All the build are these McMansions $600k and up houses or they build the income restricted apartments in riverhead. They don't build homes anymore like the neighborhood I grew up in which had basic 3 bedroom ranch homes that people like me could afford....

See the other thing I don't like is the income restricted....is not really still affordable IMO. If they are targeting elderly, new grads and even single parents or low-income people/disabled, from what I have seen these rents still are around $1300 and up a month. That's not really affordable for these populations.

And you are also 100% right.....LI is not really affordable for the basic middle class either.

New housing on the east end is waaaaay over $600,000, sadly. It's more like $2Million and up. And MRS213 is right, any affordable apartments being constructed out here are not actually affordable at $1500 for 1 BR. Forget it if you have any kids and need 2 or more BRs.

It's like our town board doesn't care. They give developers lucrative zoning changes to put up apt complexes if a few "affordable" units are included. But, affordable for whom? is the question. They aren't for local kids or young couples just starting out and they don't allow dogs.

Now, our Supervisor Anna Throne-Holst, the developers best friend, wants to run for congress in 2016. I can't wait to vote no.

They don't want to attract young families though. They are currently building townhomes, condos, that they hope will only appeal to 2nd home owners because our schools are already maxed out. They don't want new families. Too much housing development, but they still need to build up main streets. Rents are too high and everything is closing. Even in East Hampton, store fronts may be filled, but not anything unique anymore, its all chains.

I always wonder how to intiate the move to rebuild a main street. I live in Lindenhurst and there are so many empty store fronts in our village. I don't know why...The town always seems to be bustling and the community comes out for events. Its so sad that all the store are just sitting empty when you go someplace like Islip and the main street there is just beautiful. Bayshore too..I don't know how to even find out why or what to do to help.Chat Icon

I WANT my town to be re-vamped like Patchogue was! People don't often live ON Main St (unless they're young and single lol).

Our "Main Street" has about 19 empty storefronts and from what I hear rents are astronomical which makes little mom and pop shops difficult to sustain.

I don't think anyone is looking to build up an area where these storefronts don't already exist- residents and village/town officials just want to revitalize towns that already exist.

ETA: Of course people want to live in these towns! Look at Sayville, Babylon, Bayshore, Rockville Center, Massapequa Park,e tc. All of those have a vibrant, active village/downtown/Main St. and all are desirable areas.

What town do you live in?

Lindenhurst

Is this happening all over or just select towns?? Are they targeting low-average income towns to make it more affordable? Patchogue has been completely re-vamped. They have a great Main Street and it's a wonderful place to visit but do people really want to live in these towns?? Just curious of what everyone thinks...

Patchogue was considered run down and the area not the safest, revitalizes projects aim at changing the view of the area and making it more approachable for young people to live. I don't think any rent at $3000 is considered helping to keep young or middle class on LI.

The same thing was done in Westbury/carl place. The area is still struggling to get people to rent. It looks pretty but empty.

IMO too much building is taking place on the island in general including with houses. We are losing open space when plenty of homes are on the market for sale.

Trees are coming down. Some area look like the 5 boro's. LI was to have all tree lined streets which I see dwindling away even on my own street.

I'm in Queens, and the city is trying to develop every spare spot of land, a lot of it for "affordable housing" whatever that means.

As others have stated above, the infrastructure, roads, schools AND hospitals cannot sustain this growth, and it's yet another reason why people are leaving in droves. Who wants to live like this? Certainly not me.

So what is the end game? the politicians are in the pocket of the developers (both dem and rep). The little people are the ones that get screwed, we're the ones that have to make it to work in a 4 hour round trip commute or more. We're the ones with kids in packed schools. We're the ones waiting 24 hours in the ER for a bed. What will be the tipping point?

Re: High density building on Long Island

As someone who lives in Patchogue, I can tell you that I love it here. And I don't feel like New Village has been a bad thing at all. I was all for it and think it has done nothing but bring more business to the area. As for not renting all of the units, I'm pretty sure they only have one bedrooms left, and not even that many, and a waiting list for all of the two and three bedroom units, so I'm thinking it's all good.

Islip isn't immune to this either though. We've had 4 restaurants close in the last few months. And the Masonic Lodge is going to be built into lofts. East Islip is also building a ton of new senior/affordable housing by the baseball fields.

That being said, I love where I live, but it sucks that I still can't afford a house on Long Island, no matter how hard we have worked.

Just as an aside, what Lindenhurst lacks on Wellwood, they make up for in coming together as a community. I am always blown away by how supportive the community is there.

I've heard that they want to build The Hub in Ronkonkoma and while i'm not all for building on every square inch of space we have out here in Suffolk, I think that whole area needs a facelift.

Well, someone who wants huge profits has an inside political connection. In every town and every generation. Do you think the investors care about gridlock and middle class families?
Political activity and action are the only way to remedy the problem. We all have the same complaints. Let's do something about it.

Lindenhurst is either run very poorly or is run by people who are not open to change. When we lived there, I could not understand why that village was not more bustling. It could be so cute!

Revitalization would be amazing for Lindenhurst because it remains an affordable area. Young people can afford homes there. Elderly can afford to stay. It's a nice, waterfront location in western Suffolk. As part of the Town of Babylon, there are many perks. Commuting to NYC can be 55 minutes and they have tons of parking in LIRR lots. Schools are fine and the sports are great.

I could never understand why there wasn't more of a push to make the village nice and competitive with Babylon. Enough with 7-11. Start approving small businesses. Aesthetically, there have definitely been improvements but the stores remain empty. I just heard Spoon closed. That's so disappointing. That was such a cute place.

I'm in a neighboring town and think you hit the nail on the head.

Despite some of these south shore areas being quite diverse, theres still a large push from old-timers to keep outsiders out. A great deal of ignorance as well.

It's not that villages are not approving small businesses along their main streets - I am assuming here that main street buildings all are zoned village business - it's that small businesses are not looking to rent in those villages. The question is why? Are rents too high? That would be the fault of the building's owners, not the village board.

For those interested in bringing change to their areas I suggest going to one of their village's or town's regular meetings to start understanding how their local government works. The meetings are regularly scheduled and open to the public, and should have a specific time for public comment if you also want to address the board on a current issue or bring up a new issue - Downtown Revitalization would be a good example. Some meetings are during the day, most boards also hold sessions at night so that the public can more easily attend. I go to mine when issues that interest me arise.

Often villages and towns are looking for new people to serve on their various boards - planning boards, zoning boards, architectural review boards, etc. - and committees such as a Green committee, Anti- Bias Task Force, etc.. They are appointed positions that people apply for, not elected offices. Many people who apply for them do not know much about what is entailed, but are willing to learn. They do involve work and occasional evening meetings, but many find serving on them very rewarding.

Serving on them is also a good way to decide if you like public service, before deciding to run for public office. Getting on a village board is not that hard. It's like running for a school board. Usually villages pay a stipend to board members.

Town boards are harder as you would need the backing of one of a town's main political parties to run, but it's do-able. They are always looking for new talent, so get involved with your's. Town boards pay decent salaries and provide good benefits, serving on one could be a good career move.

High density building is basically a mini town inside of a town. Think Le Frak City building. 500-1000 apartments clustered together. Ronkonkoma definitely needs a facelift but I'm not sure tax abated apartments are exactly the answer. Thank you for answering honestly everyone. I work in Patchogue so I get to see the changes daily happening there, some good, others not so good. I guess it's a sign of the times...
