How long does a home inspection take?
I know it can vary but size but for a 4 bedroom, 2 bathroom home, with a termite inspection, about how long do you think this will take to perform?
Also, how long until you get a report?

I remember them being quick, maybe an hour?
Also I don't remember for the written report but the guy was able to tell us at the end of the walk thru about issues he noticed.
We had two done.

It depends who you use. My friend's inspector took an hour. Our inspector took 3 hours for a small cape. We got a detailed report after.

Ours took about three hours. We got a binder with a very detailed report. I have to wonder how thorough they could do a job in one hour.

How long does a home inspection take?
Couple of hours. We got a pdf report within a couple of days and a binded report in the mail shortly thereafter. We stayed the whole time.

90 minutes to 2 hours is average.
I go to home inspections all the time. Personally, I think 3 hours is overkill unless it's a huge house or there are major problems. Sometimes home inspectors go overboard to demonstrate their "value," but they can only look at what's visible in the house. I think one hour is a bit cursory unless it's a very small house without a basement.
Most home inspectors will spend most of their time outside and in the basement, but again, there are only so many things to look at ...roof, foundation, heating system, electrical panel, etc.
Eta - most homeowners will send the report via email within 24 hours. You really need it ASAP so you can get to contract. Dragging things out can only hurt you as a buyer.

My DH followed the inspector around the house. The inspector would point things out to him. My DH found it very helpful since we were first time home buyers.
