no for sale signs in some neighborhoods

do you think this is a common practice? i love a nearby village and already live quite close so i walk through it all the time and never see a for sale sign, nor so i see much on zillow or mls. is this just because houses rarely go for sale there, or could it be something else? maybe I'm overthinking. haha. i just really hope to move there in the next few years, which seems unlikely if there are no houses available.

Yeah I think that's common for some areas - especially villages. Sometimes you wait for a long time for something to even hit the market and then it's snatched up quickly.

I will be putting up my home for sale in a few years and have no intention of posting a for sale sign on my lawn. Don't need nosy neighbors checking what I m asking for the house,
May get some backlash from realtors but if you want the listing, those are my terms.

My brother and SIL wanted to purchase in a very specific, small area and rarely saw for sale signs. They put fliers in mailboxes stating their interset in the area and that's how they found their house

I know I was told that in some high demand areas, the houses usually don't even make it to the market...someone knows someone who is looking for a house and it never needs to go on mls.

In very desirable neighborhoods where people inherent homes, it is very possible that it is who you know more so than what you can afford, Flyers in mailboxes, talking to local realtors, and getting to know people in the community might be good ways to see if a home is coming on the market. Also, depending on the area, you may not be able to put in advertising signs on lawns.

I never used a for sale sign in both homes I sold. Just preferred to not have it.

you can put a small for sale sign on your door or window.

The house we bought did not have a for sale sign on the lawn- we found out about it on listing book and it was on mls. I don't think the seller wanted the sign.

I was curious and looked it up. You are right. I just assumed Huntington Village was incorporated.

"There are four incorporated villages within the boundaries of the Town of Huntington, each with an elected mayor and elected board of trustees: Asharoken, Huntington Bay, Lloyd Harbor and Northport."

I think most of Huntington is not (part -- Huntington Bay -- is).

I don't know any incorporated village in Nassau that allows it (there may be, I'm just saying I haven't encountered it yet). Massapequa Park, Garden City, Freeport, etc. all prohibit large lawn signs. Some villages do allow signs but they have to be within a certain size restriction and displayed in a certain way (in a window, etc.). Some villages will allow a sign if you get a permit first.

Some incorporated villages prohibit it in their code/by laws, but will not enforce it. I know when I had a listing in Lynbrook last year, it was technically not allowed, but people put up yard signs and no one complained. So I did put up a sign there.

While some people don't prefer to have yard signs, most do, so if there are truly NO yard signs for sale in a given area that is an incorporated village, I'd assume that village code prohibits it.

But I think it's better to search online first anyway, since you get more info about price, interior, condition, etc, than you do just from driving by. Once you target possible homes you like online, then you can always do a drive by after to check out the block and surroundings.

Ditto this for my Village as well. You hardly ever see the signs in windows either.
