Number of Homes For Sale + Decrease Market= Changing Neighborhoods

I've been noticing a lot of homes for sale in my neighborhood and many many (all) others. I was wondering if anyone thinks that with all these homes being up for sale that your neighborhood would change because the prices are lower now because of the excess inventory and hence lower pricing?

And if so, when do you say wow I better get out now before the nieghborhood changes more? Even if you take a big cut on what you paid for it? Could you even afford to move? Probably not to a different li neighborhood.

i wouldn't buy in a neighborhood or area that i didn't love in the first place. i don't think a few people moving in and out is really going to change a neighborhood or maybe i am just not understanding your question.

not sure why anyone would sell now unless they absolutely have to.

What are you afraid of your neighborhood changing into? What do you think is going to happen? If the price of homes came down a bit my husband and I could afford to buy one and we are rather lovely neighbors (though we love Brooklyn, so I doubt we would buy on LI.)

See, and I think that maybe that's what my neighbors thought when I moved in. Or maybe that's what your neighbors thought before you moved in.

not true- rates are dropping just as quick as the prices

they are less then 6% now!

It would be nice if a lot of retirees moved down to Florida, and young couples with kids, or young single people, with or without kids, would be moving in. Young people have a hard time buying a house now, and neighborhoods really need young people to keep the neighborhood thriving.

Well since me and DH are those who are trying to take advantage of the decrease in the market and we might end up being your new neighbors I'd say get out, quickly. Imagine, people who waited to buy so they could have a $2,000 mortgage payment instead of a $3,000 mortgage payment moving in next door-the horror!

Could not agree more. Our block turned over a bit in 2005 when we bought where some younger families moved in. But for the most part, most of my neighbors are in the mid to late 40's & older. One house just went up for sale this week & I told DH I can't wait to see if we get a younger couple with kids or maybe the same as us. It will give our kids more hope(when we have them) to have friends on the block...

i don't think this is what the OP was referring to. more like the neighborhood going to sh!t due to the "unwelcomed".

here's what annoys me---houses 10 years ago were less than 200,000. now, even with prices "going down" you're lucky if you find something under 400,000. who the heck can afford that for their first home? and if you CAN afford it, then i WANT you in my neighborhood. half the people who bought houses over 10 years ago probably (and this is an unscientific theory on my part) wouldn't be able to buy their house now on their salary. that's great and all if you bought your house for 150,000 15 years ago and have a thousand dollar mortgage, but try buying your house for 500,000 NOW with a 4000 dollar mortgage without selling something first. good luck unless you're donald trump

so i HOPE the neighborhood changes. it will probably get better. if "these people" can afford it then they must have great jobs with steady incomes. which is EXACTLY what you want in a neighborhood.

and i am purposely ignoring the fact that this is probably not what you're referring to, but it infuriates me when people say i should buy their 500,000 piece of c rap that they bought for 150,000 10 years ago and made no improvements to it. the entitlement is insane Chat Icon

I actually would like to clarify a little on what i mean.

I'm talking about people who might be moving in b/c they can kinda afford the house now so they buy and they do stuff like adding accessory apartments, huge families moving into one house to afford it and sh*t load of cars in front of their homes.

is it about the color of people? well yes and no. obviously don't want to offend anyone here. but do want to point out that i'm not exactly white. if whatever color person can afford to live next door to you, then they have the right to be there. even if some people don't like it... i live in a very working class neighborhood and so most middle class people can afford to live here.

Maybe the OP is concerned about the increase of investment properties which turn into rentals. What's wrong with not wanting rentals in your neighborhood???

I live in one of the most affordable areas on Long Island & while prices have not dropped as severely here as they have in other areas it is easy to find a great starter house here for around 300k. Our neighborhood is awesome, yes there are some illegal rental apartments (like in nearly every town on LI) but some of those homes are also the most well kept because those people have eased the burden of their mortgage a bit.
As far as lots of cars parked in the street & stuff, I see that on some streets in my neighborhood but not by my house. I'm sure there is code enforcement for that type of stuff though.
Only you can decide what is comfortable for you & your family. With the way things are right now & will be for the next couple of years in LI real estate, there will be houses selling way below what was considered market value & in the end of the day anyone living in the house would be better for your neighborhood than it sitting vacant or in foreclosure.
