House Condition
In real estate speak, what does "charming" mean when it is used to describe a house's condition. ("Charming", compared to "diamond", "mint", etc.)

It all depends on the agent. I have seen some say diamond and it was coal!!!!

To me charming usually means older and maybe smaller, but with some "personality." I'd think of a Tudor as charming.

I think of charming as small closets, older but well crafted and needs some updating to modernize the kitchen and bathrooms.

These terms are not "regulated" or clearly defined by anyone, so they are subjective for sure.
I would say, to me, charming means an older house with some historical detail -- moldings, fireplaces, stained glass windows, arched doorways, etc.
I wouldn't ever say an ultra modern house is "charming" -- even if it was a stunning house. Charm to me usually means "old world charm" - along the lines of a cottage, dutch colonial, tudor, etc.

When we bought our house is was labelled was "diamond" and "move in ready". When we moved in we discovered it stunk of smoke and animal excrement. To this day I don't know how they hid it. We had to rip out every carpet even the new carpet and prime and paint every wall and ceiling. Next time I will be on the ground smelling carpets and light switches.

I'm not sure what the description was on the listing, but something similar happened to our next door neighbors.
It was a flipped house, it was previously owned by a woman with many cats, and the smell of new paint temporarily blocked out the smell of cat pee. They needed all new floors.

For me, charming would mean on the smaller side, a little bit older/dated, but with character features (built in's, crown molding, etc).
