New roof cost
Anyone mind sharing what it cost to replace their roof? We have a small cape with detached 1 car garage. Both need replacing in the near future and I’m wondering what that would cost

$12k but my roof is two different levels. Mine was a completely new roof, with new flashing, replaced under boards, replaced paper, new ice dams, new flashing, and a forty year manufacturer warranty. I am in NJ.

It's going to depend a lot on the size of the roof. We did a complete rip off and replace. Cost over $12K we have an expanded ranch.

i have an expanded ranch. there were 3 layers that took 2 days to rip off! roof alone was $12k then I added a gable over my front porch for $5k

We did ours two years ago, we have an "L" ranch which happens to have a TON of roof. We paid $11K.
ETA - We did a full rip on the old roof. Luckily, only needed one piece of plywood replaced which was included in the quote.

I just did this, I paid $9500 for a new roof on only an old portion of my house (I have a whole lot of roof). It was a complete gut down to replacement of all new plywood due to mold and architectural shingles to match the rest of the house.

Less than $8000. Already had 3 layers. Had to go back to wood. Changed half of the garage boards because of leak.
