Gut a small cape
What's the average timeline and estimate to gut an entire cape (not basement - dormered, though). Not looking for anything too fancy , just updating and open floor plan.

Gut a small cape
Our neighbors did this recently although they expanded a decent amount. I don’t know exact numbers but I am pretty sure it was over $200k and they had to be out of their house for over 6 months and they still haven’t completely finished after moving back in.

I would say about 4 months. Cost would depend on if your moving plumbing around - if you are getting a new kitchen etc.

In our old neighborhood a neighbor did it. It took well over 6 months. They also did siding, etc. Cost is really hard to estimate because there are too many variables. Each bathroom alone will cost you $10-20k easily. That's before you've done plumbing, electrical, sheetrock, paint, appliances, flooring/carpet, trim, fixtures, etc. I think $200k is a minimum.

Wow -- thanks for the responses...way more than I'd like to spend. I figured closer to 125k and 3-4 mos, but I guess not. :/

I would call some contractors to get a quote. It may be 125k, but it really depends on what you want done.

We gutted the first floor before we moved in but did all the work ourselves. Kitchen living room and dining room took us 2 months. Living dining room were done the first month while we also painted and flooring upstairs. The. We moved in and did the kitchen (2nd month). We did bathroom later and that was 2 weeks and one other room that took a week or so. We worked nights and weekends. Can you do any of the work yourselves? We did our kitchen for 4-5k but if we hired sthe Edmond it would be 3-4x as much. Even just painting and trim yourselves will save money.

Ha that is what i did! I really wanted to stay in my home but for the $ and time we moved. If you do just one floor i'd say 150 will cover it, but if you are moving things around on the first floor as well, and want everything new 300 is the new normal. I think it is crazy

Wow! I'd definitely paint myself, but I can't do much more than that -- though I would love to be handier!
300K will never work...it will be more than our house is worth..
Oh, well..time to piecemeal, I guess.
