Apt. $ Question

Hi everyone--


I'm helping my friend find an apartment. She found one listed on MLSLI that looks really nice. I saw it on NYTimes.com and the price history shows the rent has been lowered and then it increased in the last two weeks

Does anyone have any insight as to why that would happen on the rent?? I don't want to waste her time looking at it if it is a sketchy situation. (The apt itself looks really nice in pictures though).

Possibly timing ... I think people with kids tend to want to move more urgently as it gets closer to September (so the kids can start the school year in their new school).

Other than that, I can't think of a reason.

But if they've been playing around with the price, maybe they are a little negotiable? I'd print out the NYT listing so she can use it as leverage if she is interested in renting it.

how much was it lowered then raised?

my apartment came on at 1 price

then was lowered

I doubt it would have been raised again b/c of the location (Long Beach- end of summer coming)

we still used this to negoiate the rent further

we ended up paying more then 10% less then the orginal asking price, no realtor fee and we got the nicest, biggest apartment in the building!

There has been a $100 change since it was first listed (according to NYtimes). It came on, then lowered, then increased again.

I guess there is some room for negotiation like you guys said.

Maybe they got a huge response at the lowered price and figured they could actually charge more?

All the apartment complex websites are more in person. She should look on craigslist.com or even the pennysaver for cheaper prices.
