Basement Quotes
So, I want to renovate my basement (considering having my elderly mom move in). I've been talking with a contractor that I got a recommendation for and he gave me a quote the other day that is almost $20k more than his initial verbal estimate.
If anyone would be willing to share, how much should a basement renov (adding bathroom and bedroom, and framing out the remaining common area) cost? My heart sank when he gave it to me, because my mom is paying for it and I can't in good conscience ask my mom to pay the amount he is asking.

I would think that $20K would be on the low end. My kitchen reno is coming to about $40K... I know you didn't mention anything about a kitchen area, but adding living space into the basement also involves getting permits galore.

I think she means the contractor told her $X, but then wrote up an estimate for $X+$20k.

It was $20k higher than his original verbal estimate. He verbally estimated it would be high 40s, maybe 50, and hs written quote was for $65k.

So, do you think $65k is a reasonable quote for finishing a basement? I thought it seemed really high, but I've never done anything like this before.

65K seems high to me but you are renovating for someone to live there, so I think the estimate is higher because there are additional codes and things necessary when it is someone's residence (fire exit, etc.) rather than if it was just being finished as an additional play/TV room.

When we first purchased our house we received quotes for the basement - finishing, egress, lights and a half bath (without material costs) and it came to about $25k. We didn't really take it any further though so I'm not sure how accurate that initial (written) estimate was.

$65K does NOT sound high to me, but I would never go with just one quote - definitely get at least 2 more IN WRITING so that you can compare.

We did get two other verbal quotes, and they all came in around the same as the first. Here is what our quote included:
Scope of Job: - Construct finished basement with egress
Site preparation: - porta potty on job site before construction starts - garbage container/dumpster to job site before construction starts - homeowner to remove all belongings from job site - deliver lumber ready for job start
Demolition: - rip out complete basement - contractor to supply garbage containers and remove all construction debris
Framing: - straighten out walls as needed - frame new bathroom and laundry room
Windows/Exterior Doors: - Supply and install 3 basement windows - all windows w/ screens and hardware
Plumbing: - run new plumbing (waters, waste, venting) for: 3 pc basement bathroom - customer to supply all fixtures
Electric: - Install 10 outlets to code, 2 switch and 8 hi hat lights - bathrooms: 1 GFI outlet, exhaust fan, 2 switches and vanity light - laundry room: 2 outlets to code, 1 switch and 1 ceiling light - all electric demo as needed
Insulation: - install R-13 insulation on all new outside walls
Drywall: - sheetrock all new walls and ceiling 1/2" whiteboard - wonder board around shower area in bathroom - cheetrock all other bathroom walls and ceiling 1/2" green board - all sheetrock walls and ceiling (3 coats) tape and spackle
Bathroom: - ceramic tile: to ceiling in shower area, 4' around walls and floor (set in mud) - install bathroom fixtures and cabinetry
Interior Doors/Moldings - supply and install 3 doors - doors to be 6-panel Masonite doors - install colonial 2 1/4" casement and 3 1/4" moldings
Heating: - install baseboard heat on separate zone
Flooring: - by customer
Stairs: - to stay
Price includes installation of ceramic tile. Marble, granite, tumble marble, porcelain, sheet tiles of sealing tiles will incur extra charges
Customer to supply: all bathroom material, light fixtures and door knobs.
All building materials and labor supplied by contractor.
Price: $27,750
