Need a buyers agent ASAP!
We're new to home buying and found a house we love and are getting ready to make an offer. We're not sure how to properly do that and need a buyers agent to help us. Any recommendations would be GREATLY appreciated! We're in Western Suffolk if that helps!

Not sure if you are looking for someone to recommend themselves , but I am a full-time real estate agent and I work as a buyer's agent frequently, and I've worked with many LIF members. You can search the board for my name and see some reviews of my services.

I am based in Nassau, but I work all over Long Island. I sold several houses in western Suffolk last year, including in W. Islip, Islip Terrace, East Northport.

But fyi - if you already saw the house with another agent (I assume the listing agent?) it can be a little sticky to later come in with a different buyer's agent to make an offer. Technically you have the right to have whatever agent you want to bring an offer on your behalf, but making the listing agent mad is usually not the best way to get a house! So I am happy to answer any questions you may have, but you should probably make an offer on this particular house through the agent who showed it to you. If this is just a house you've seen online, and you haven't gone for a showing yet, then of course, you can find an agent to show it to you and ask them to represent you as a buyer's agent.
However, you are much better off, going forward (if you don't get this house), having your own buyer's agent. Beyond finding the house and advising you on values/negotiating the offer, a buyer's agent is really invaluable to guide you through the whole process (inspections, appraisals, walk throughs, etc.). There's a lot to buying a house, and it really helps to have a knowledgeable advocate on your side!

How does a buyer's agen get paid? Is it just the commission or is the buyer responsible for a fee?

It really is up to each agent how they want to structure their commission.
The way I work, my fee is always paid out of the seller's proceeds. My buyer clients do not pay me directly. This is the way most buyer's agents work.
Buyer's agency is becoming more and more common, so most listings offer out commission to both a broker's agent (working with a buyer, but not representing them as buyer) or a buyer's agent.
So it really makes no difference to the seller/listing agent from a commission standpoint whether the selling agent is a buyer's agent or not. In fact, many often prefer a buyer to have their own buyer's agent. It shifts a lot of the liability to the buyer's agent from the seller/listing agent. And since the buyer is the one bringing all the money to the table, it doesn't make sense to me for the buyer to be the one without any representation (especially a first-time buyer who probably would prefer more guidance).
And I think it's just a more intuitive way for everyone to work. The agent working with the seller represents the seller; the agent working with the buyer represents the buyer. Simple!
