Has anyone purchased a home without a buyers agent?
we found the home we want, but now we're wondering "how" to make an official offer.
we don't have a buyer's agent - we found all the comps on our own and know the worth of the house.
what do we need the buyers agent for at this point?

just call up the listing agent and make your offer. keep buyers agents out if it, if you can.

yep make a verbal offer then when they agree on it (sellers) the sellers agent will write up a signed proposal or binder *lawyer might do it as well

We did and just presented the offer to the sellers' agent. You'll have a lawyer to guide you through contract issues so it's not like you won't have anyone on your side.

if you go this route (buying w/o an agent) who decides on closing date and draws up the contract?
Do you have to get a real estate atty or can your mortgage broker do it?

you cant purchase real estate in NYS without an attorney. dont worry, the listing agent will just be working twice as hard basically. the sellers attorney will draw up the contracts and send them over to the buyers attorney. the closing date is approximately 60 days from the date the contracts are signed plus an extra 30 days for time of the essence. but like i said, you'll have an attorney who will walk you through the whole process.
