Water in basement

In our house hunting, we've found a home that we love, but there was one crack along a basement wall with signs of some minimal water leakage.

We haven't yet made an offer, and of course would have our own engineer give his say, but the homeowners (for what it's worth) had their own engineer come in and say that it was a matter of pitching dirt away from the house and getting leaders on gutters. House was owned by a very elderly woman who did not take these precautions.

My question is this: would this water deter anyone from making an offer? What's people's experiences with waterproofing a basement if we had to consider that? Any ideas on the cost? It's a ranch so a fairly large basement, but crack was just in one spot.

A big crack or a hairline crack?

Re: Water in basement

we had essentially the same thing in our house, and yes pitching dirt and getting proper gutters and leaders really does make a difference.

Re: Water in basement

I'm wary of basements only because we experienced Sandy.

But otherwise, DH waterproofed ours himself, essentially saving us thousands.

I think there are some LIF vendors who can give you a price range too.

We would be happy to give you an estimate if you are in Nassau or Suffolk county, have your Realtor call to set up an appointment (that was it's free since you don't own the home yet) may be good a good bargaining tool when making an offer and you may be able to get it fixed right away.
