When you moved out, did you patch and paint?

We are but my friend told me I was crazy.

We had lots of pictures on the walls so there are a lot of nail holes. The only problem is that while we have the paint for MOST of the rooms, we don't have the paint for one because we left it the color it was when we purchased.

Selling a house - no. Renting - if it was bad enough so I would t get security back then yes.

If selling, no, you are not obligated. Just sold my house and left the hooks in for the new owner.

The people who we bought our house from had everything freshly painted and whomever did the painting did an excellent job. It was nice of them to go the money to do that, but I wish they didn't because....

They painted the whole place pink.

I felt bad painting over it because I'm sure they put either a lot of time or a lot of money into it. But it was PINK.

So, it's a nice gesture, but people are going to want to chose their own colors. I wouldn't waste your money.

The contract should specify the condition the home needs to be left in, but in most cases, you don't need to repair "normal wear and tear" and nails in the walls from hanging pictures is normal wear and tear. I would just leave whatever nails and hooks are there and not remove them (which may damage walls more).

Unless you hung something really unusual that left a gaping hole or a lot of damage, don't sweat it.

And you definitely don't need to paint.

As others have said, most people buying a new home will want to paint, and they can deal with spackling nail holes and such then.

(Again, the above comments would be void if the contract specified something like "no nails to be left in walls" but that would be VERY atypical and I highly doubt that would be in your contract.)

We always leave the paint for the new owners so they can re-paint or make minor repairs if they want.

I've never patched anything left behind by our vacating process. I always assume that everyone is like us - which means that walls can be torn down or moved quite easily and quickly.....no sense in worrying about tiny repairs.
