Home owners insurance/Older roofs
If your roof is older than 20 years, what company is your home owners insurance with? There is a house we are interested in buying and the roof is 21 years old. I was curious about how much home owners ins would cost. I just called liberty mutual and they said they don't insure homes if the roof is more is than twenty years old. Thanks.

I have an older roof (more than 20 years old when we bought the house in 2008) and we have always used State Farm. We don't pay more for our insurance than comparable homes in the area.
I sell many homes with older roofs and it's not an issue with most companies. I did run into the issue once with a house that was being insured by Narraghansett Bay, but we overcame it by showing the home inspector's report that the roof is sound.
If you go through an insurance broker, they can probably advise you of your best bet and place you with the right company. They know which companies will do what.

Thank you Christine! Didn't realize we could go through a broker. Good to know. When we are ready to purchase a policy I will contact a broker.
