Renting and tenants

We have an apartment that we rent out. We are currently looking for a new tenant since the one we've had for a few years is moving out of state.

We showed the apartment to a young man last night. He said he was single, seemed nice, showed proof of income, and provided references. I noticed he had a mutual friend on FB and messaged that friend to ask about him. She said he is a compulsive liar who just left him wife and baby with no support and is broke. Nice right?

Now I have to call him and explain why we are not renting to him. I don't want to throw my friend under the bus so what do I say? I still want to be able to list it online and he will likely see that. I did give him the impression that if he checked out, he could have the place.

You have the right to rent to whomever you choose. Tell him someone else came to see the apartment that you thought would be a better fit. You don't owe him anything else.

Thats a tough one - what an azz. I would say that you are going to keep it on the market for a few weeks until you find your ideal tenant, that you know this might not work for him etc etc but you want to be 100% sure before renting it to anyone that they are the right person...maybe say you have been disappointed before with tenants so you don't want to rush into anything.

tell him you need to move your mom or mother in law in ..

you dont really need to justify it..nor would I say that you found out what a liar he is.

Email him if you can. Also, make sure you keep all your doors and windows locked and relay that information to your tenant.

When I was trying to rent my apartment and my sister was living there, I showed it to a guy. He seemed super needy and was going through a separation. He then showed up the next day and knocked on the apartment door to ask the status of the rental. I emailed him immediately and told him what he did was totally not cool and to never show up to my house again and that I would not be renting to him. I also threatened to bring the cops on board if I felt that our safety was being violated.

It's such a hard situation.

Ugh. That scares me. I sent him a text and he responded with a polite, "No problem, thank you". So I hope he's understanding.

I hate renting and being in these situations. You just never know how crazy someone can get.
