I am going through the exact same thing right now Phyllis... and i think it all comes down to preference. I have small kids and really want the open kitchen living room. We host 1-2 dinners a year so I dont mind walking across the hall with the plates etc that one time a year. I also think that you can easily flip it back and forth from dining room to living room if you dont wind up loving the feel. I am going to start with it Living room/Kitchen combo and if it is awful ill just swap the furniture. Where you have an office I have an extra guest bedroom that i use as a den.



Ok, so we are thinking the same. I don't have kids, so i don't need the Open LR/Kitchen for that - But when we have people over, we don't step foot into the dining room. We host 1 holiday a year. That's it. And being in a cape, the dining room is an extra 20 steps if that lol So the ease of bringing food , etc doesn't fit with this situation. Plus, I have 2 entrances to my dining room.

I just REALLY need to see pictures of this so I know what I'm getting myself into. And yea, you're right, it can always be switched. Especially because I want a moveable Island. So I won't be stuck either way.

To the PP who mentioned doing a peninsula. I had that thought already. It would give the open feel with some separation but I then wouldn't have a dining area in the kitchen itself. If I remove the upper cabinets, I have to put new cabinets on the side of the kitchen that now has my table and chairs. This reno can't give me LESS storage. I might die hahahah I am obsessed with storage - it's a sickness.

Someone, anyone.. help me find pictures!! I have been scouring zillow and have;t found what i'm looking for. I think a lot of people who had capes then dormers and opened it up now call them colonials - so searching for what I need is hard

Can I ask you what program you are using to show the different layouts that you are showing here. I too have a cape and we are trying to figure out the layout but I need some type of program like you have - would you please share? TIA

I was doing it in Quark. I'm a graphic designer so I have all the programs.

You can probably do it in any Draw program

Where is the dining area in the kitchen? I didn't see on your layouts.

Have you thought about asking a kitchen designer from HD or Lowes to come view your space? It's a free service.

The new dining area would be the island with stools. Right now, I have a table and chairs where i will be putting the fridge and cabinets

It’s just dH and I. So we don’t need a whole set up. I just don’t want to lose the seating completely because then It will be a PIA to use dining room every time

I’m going to have to have multiple designs to make a decision. I just wanted to get some ideas and see actual photos of homes that did this. I’m a very visual person. When we were buying our bedroom furniture , I looked up the dimensions online and used blue painters tape to draw out all pieces to be sure I’d like the layout!! Once something is done - it’s done. I don’t like to redo it

You wouldn't lose the seating with a peninsula. In fact, it may even be longer than an island. You would lose some cabinet space but minimal.

Not to add more to your plate but have you thought about flooring? IMO, it should be the same in the kitchen and adjoining space. Just something to think about.

The flooring will be the same throughout. There is linoleum now in kitchen and the same wood that was under the carpets in the other rooms is under there. I checked when we first moved in!

How would i not lose space with peninsula? I wouldn't put over hang on that with stools because then it really WILL be in the living room. I need the spot where my table is now to put the fridge and cabinets I'd be losing from taking the wall down.

Personally, I would do exactly what you designed but without a header between the rooms unless you need it because it is a supporting wall. I didn't like the island at a diagonal but if it is going to be moveable then it doesn't really matter. I would keep the Kitchen/LR combo for sure.

I think the kitchen/LR open concept is fine the way you mapped it out. If you only use the dining room once a year it doesn't make sense to give it so much prime real estate in your home. I like the idea of keeping a header wall for some separation in any open layout. Is this your forever home? You can always switch up the furniture to make it a more traditional layout if you really need it to. I think posting the actual pics helped visualize the space better and it doesn't seem like the dining room is that far off from the kitchen seeing it now.

Since you're adding an extension in a few years anyway, can it be added off the living room/kitchen area to create a new dining room closer to the living space and then convert the current dining room into the den?

THANK YOU! I don't know why i didn't add these pictures sooner!! Unfortunately no, the driveway is on that side of the house and it goes all the way back. The side where the dining room is HUGE. Tons of property there which is why I want to put the den off of the dining room. When we do that, I may move some walls and take some space from office to move dining room over a bit so there's a clear path to the den. If you can picture that.

yes, the dining room is literally 8 steps from where the kitchen table is now if you go through the entrance from the hall. (The smaller entrance) I think we will keep the header - the more I look at the rooms, the more I think it'll help with the separation.

P.S. you can also see why I have been dreaming of ripping this kitchen apart! It doesn't go with anything I have done to this house. The cabinets will be the antique white you see in my moulding

I think it'll look great and come together nicely once it's all done. I don't know about any pics specific to capes, but have you checked pinterest for ideas? There are a bunch of kitchen/living area open layout pics.

i have. That's where I started my search but most are in much larger spaces with room to separate more with furniture OR have it where they can put the back of a couch facing the kitchen to help with separation as well. Because it's a cape, the windows are in the front there. So I can't face a couch looking in that direction. It won't be doing anything lol. I have considered maybe 2 chairs with little table between

I'm going to search zillow for "Open layout colonials" Maybe I will find drormered capes that are now called colonials that can show me more.


I really appreciate everyones feedback. This is a huge project for us. So much so that it may even have to wait for 2019 (I'm adding so many extras lol - whatever, it's worth it) I need to get my idea down and save some images for my "Kitchen Folder" Thanks!

I think it's fine. Do what works for you, and it sounds like something that can easily be changed should you decide to decide so. Have you considered a square island? It would allow you to have stools on 2 or 3 sides and it would be more like a real eating area in the kitchen.. I don't know how to post pictures but Houzz always has great ideas.

You have nice space. Larger than I envisioned. An island or peninsula would both work nicely. Love the wainscoting.

I browse real estates sites often so I will look for pics.

ETA: search for sold properties too

Before we remodeled - we had the same layout that you do now but, we removed the wall between the kitchen and the dining area (small right next to the living room) right when we moved in. I need to find pictures. We did build an island in that space to break it up a bit.

There was a small space between the kitchen and the living room so it wasn't bad (it was where the original owners had their dining room).

We remodeled our entire house and turned our cape into a colonial but, the only changes on the first floor were taking out the walls. Since we don't do holidays really - we decided to make the whole side where the kitchen/living room was into a country kitchen - we eat there daily but, can host a holiday there as well - it goes either way. The other side is now our living room. I'm finally getting around to decorating the back area that used to be our office.
