A WWYD regarding bathroom reno (long)
We just bought a house with 4BR and 2.5 baths. The main bathroom is the standard (small) 5x8 bathroom with tub and the master bath is a tiny little 3x5 space with a claustrophobic stand up shower. They are next to each other with only a wall separating them.
The one contractor we had come for an estimate suggested we knock down the wall between the 2 bathrooms, steal a foot of space from the small master bath to make the main bath larger (we'll be able to fit a double vanity and linen tower) and then convert what's left of the master bath into a large walk in closet in the master bedroom.
My only concern is that going from 2.5 to 1.5 baths will be bad for the value of our home, however we are not planning on moving anytime soon.
On the plus side, it would be GREAT to have a larger bathroom AND a walk in closet (current closet in master BR is tiny). Plus, it will be cheaper to do this than to renovate both bathrooms separately.
Just looking for some opinions. Thanks!

I would not want to go from a 2.5 down to 1.5 baths. It would def hurt you for resale value one day. Also if you have children...it will be a major PAIN when they are older and your are sharing one MAIN bath with them.

When we bought our house it was a 3 bathroom...an average size as the main, a tiny one in the master that backed up to the main and a small one on the lower level (we have a split). We knocked down the wall between the two upstairs bathrooms and made one large bathroom (against my MIL's golden advice She kept telling us how we would regret not having a master BR). Let me tell you...I LOVE IT! We were even able to put a linen closet in there. I'm really glad we made the decision to do it.

ITA. I see the other poster loves it, but for us with 4 people in my immediate family we have absolutely had all three bathrooms in use at one time. I would never remove a bathroom.

could you possibly knock the bathroom out to go to 1.5 bathrooms, but put in another bathroom at a later date in another area of the house, maybe in a basement to go back to 2.5 bathrooms?

Totally agree! Like another PP said, is there a place to put another bathroom down the room - basement, off the kitchen, etc?

There is a laundry room on the ground floor that is big enough for us to use part of the space to build a 1/2 bath but definitely not a full bath.

It sounds like we have the same set up. I have a samll walk in closet and another larger closet in the MBr in addition there's a dressing room with another closet and a vanity it has a door that leads to the bathroom. I decided that I really need another bathroom instead of a 3rd closet. We are going to make it into a small master bathroom. If it's your forever home do what works for your family but if it's not I would not take away a bathroom

I would 100% keep both bathrooms. Many buyers want an "en suite" master bath now, and if it's not a "must have," it's considered a real plus. And many buyers won't even consider homes that don't have 2 full baths.
From a resale value point of view, you should never take away a bathroom. It always adds value (no matter what the size).

i wouldnt change it. the main bathroom is not that small at all. its better to have more bathrooms.
