All opinions welcome!
Which is the better buy in your opinion. They are both in the same town.
Home #1 - Move in condition, new siding, roof, boiler, TINY kitchen (under where cabinets go is the washer and dryer), 4 bedrooms, 2 full baths. Very pretty well maintained property. No driveway, no garage, and no basement. Most new windows.
Home #2 - $5,000 less than home #1. Hardwood floors (need to be refinished) 4 bedrooms, 2 full baths bigger than first (could use some updating but doable), (could use new carpets upstairs), driveway, full finished basement, eat in kitchen (that can use updating, but again doable), original boiler that will have to be replaced soon we are guessing. New roof.
# 2 has more room and potential right? And for $5,000 less that can be the boiler. It would just entail updating eventually as we go, no structural changes. Any opinions? Thanks!

I would go for #2. Even though #1 is more "finished" it is done to their taste... at least when you fix up #2 it will be to your taste, even if you do it slowly. It also sounds like #1 kitchen is way too small.

i personally would go with number 2 we bought a house that you described in number 1 a yr ago and now Im pregnant with our 2nd child and the house is just not enough room. my kitchen as well doubles as a laundry room and it stinks so next summer we are putting and upstairs on it because i need another level. i need a laundry room and just some more personal space not having a basement or anywhwere to go to stinks. this is just my own opinion hope it helps

Thanks so much everyone. I just get so unsure of myself making these big decisions. I def can envision making it our own room by room, so long as the size is there.

I am generally the "move in" type - but in this case, since it sounds like it's mostly just aesthetics, I would go with two. If the bathrooms or kitchen were in real bad shape and really needed to be redone, or the roof had to be replaced, etc, I would probably go for #1, but if it's mostly painting, new carpet, that sort of thing, I'd go for the cheaper and bigger one myself. #2, no question.
I couldn't live without a basement and a garage. I think I could manage without one of them, but wouldn't buy a house that had neither. In addition, if I didn't have a garage, I would at least want a driveway.
I also would rather fix a house up to my own taste, if there wasn't major overhaul involved.

My DH didn't even know what a screwdriver looked like before we bought this house - I swear. He is now somewhat of a handyman!!! Good luck!!!

Without a doubt #2!!! It has way more potential & the garage & driveway is key to me! Don't sweat the boiler! Our house has the original too & we are going to replace this summer but we got the 1st year in the house out of it!

Home number 2 without a doubt. You want a driveway, a garage and a basement!!! All those extras compared to house 1 matter. Also, I'd rather be able to update to my style then have something updated, more money, less of this and that, in someone elses style. GOOD LUCK!!!

I agree - #2. It's better to have the size you want, and the options you want, and just update when you can. It's a lot more $ to expand or add on to a house, or move to a bigger one.

It all depends on what's important to you, I' prefer #2 as I need a big kitchen, and I'd rather re-do the things that need it to suit my tastes anyway.
