For those that have one salary pretty much paying mortgage, taxes, insurance, doesn't it make you uncomfortable, what if something happened and you could only be on 1 salary. I am so scared about that.

there would be no way we could ever afford to live here on one salary they way the market is today, being first time homebuyers. that is the chance we have to take.

Meaghan, have you considered a co-op/condo?

I wouldnt buy a co-op - and condos on LI really arent that much cheaper than housing!

Just curious why?
Not all of them are priced as much as a house is. I think it's a great downpayment towards a house in the future.

because a co-op is a PITA to sell, most of them you have to put 20% down, and then with maintenance - you can find small houses that are just as expensive.

I second that, I'm in contract for the third time to sell my co-op...such a PITA...I've been trying to sell it since March and now own a house too and paying two mortgages and the co-op board is a PITA.

Re: Another POLL: What % of your take-home pay (household) goes to your mortgage?

we have 3 houses and DH uses his salary to pay for 2 of them. the other one is not finished being built yet that will be our primary home. One of them we are living in now until the primary home is finished. Once that is done the house we are livign in now will be turned into a vacation property. So the mortgages take up like 50% of DH's salary per month if the homes are not rented. We own vacation rental properties.
