She should contact management companies...they sometimes will tell you availability without going through a broker. I live on the UES for one more week but already found someone to take my apt...shucks!

Here's a list of management companies to help her get started - NYC Management Companies
When we were looking for an apartment, this was a great resource. We only found it after we'd wasted a few weeks calling agents based on Craigslist ads that were always already rented or non-existent. We'd go to meet with an agent to see a specific apartment and they'd waste 4 hours of our day showing us every apartment BUT the one we actually called them about.
