Approximate cost to add a second story to a ranch?
Like-- over one half of the house-- adding a master suite and another bedroom, etc.

figure on average 150.00 to 200.00 sqft. complete. More if you have expensive taste.

My Brother just put a second story on a ranch and added a great room, It was just over $100,000. He added one bath and 3 bedrooms though.

To us it was totally not worth it, but we were doing a complete dormer over the full house. We got an estimate for 4 upstairs bedrooms and the addition of a stair case, tearing down a few walls and losing a room on the main level... it was over $200,000.00. We decided to move instead, no way would we ever get that money back later and I hated the floor plans. Call one of those dormer companies that advertise, have them give you a plan and an estimate... every house is different, and you are only adding half so maybe it'll be reasonable?

$100-120 a sq/ft is easily attainable in this market for a full dormer. Thats basic stuff though.
